Assistant Property Manager

Position Summary: Bridger Properties is searching for an Assistant Property Manager that will be assigned to a prominent portfolio in Atlanta, GA. They must be able to act and react to situations that arise on a daily basis, representing the interests of owners and communicate with tenants and team members in a professional manner. Essential Duties and Responsibilities: Responsible for coordination of all property management-related activities including day-to-day building operations, accounts payable, accounts receivable, reporting, and client/tenant/vendor relations.Review coded invoices for payment, receive proper approvals for payment approval, and verify accuracy against budget.Assist with Accounts Receivable, review monthly commercial billings, rent roll, and tenant statements for accuracy, track tenant payments, monitor tenant delinquencies and assist with collections of all outstanding balances owed.Assist with preparation of annual budgets, forecasts, accruals, CAM estimates and reconciliation, and monthly reports.Understand and ensure compliance with the Management Agreement(s) and all Client policies and procedures.Conduct routine property inspections and associated follow-ups. Inputting work orders in building management system and coordinating completion with property management team, building engineers and third-party service providers.Monitor and maintain lease documents, track changes, maintain correspondence and leasing files.Process and oversee all TI applications for submission and payment.Maintain personal contact with all vendors, tenants, and clients; Routine tenant interviews required.Respond to and resolve after-hour emergency calls as needed.Serve as a professional and courteous point of contact for tenants and assist in completing requests with highest-quality customer service.Coordinate service calls with building engineers and ensure all maintenance tracking systems are updated daily; Follow up with tenants on status of requests and maintenance items to ensure completion to satisfaction.Assist Property Manager with lease documentation and all related correspondence.Process new tenant move-ins and move-outs.Identify and research vendors for specific tasks as needed. Prepare Requests for Proposals and coordinate the vendor selection process including interviews and bid leveling.Prepare, issue and track Service Agreements.Perform periodic property inspections with Property Manager, Building Engineers, and/or vendors. Education and Experience: Bachelor’s Degree preferred3+ years of Commercial Property Management experience; supervisory responsibility preferred.CPM, RPA designation or candidate preferred Knowledge/Critical Skills: Strong customer service orientation.Understanding of commercial property management and accounting concepts.Yardi experience preferred.Strong understanding of Microsoft Office Suite – Excel, Word, Outlook, Teams.Detail oriented and strong analytical skills.Strong written and verbal communication skills; experience interacting with clients, vendors, teammates, and management.Valid driver’s license and dependable transportation.Ability to keep information strictly confidential.Strong desire to succeed in an entrepreneurial environment.Must be able to handle multiple projects, changing priorities and a continually heavy workload.Exceptional oral and written communication skills.Strong customer service orientation.Must be physically capable of walking, ascending and descending stairs, and occasionally lift boxes of reasonable sizes ** Please send resume to Linda.Jenkins@Bridger-Properties.com
