Marketing Manager

We are seeking a results driven Marketing Manager to lead property-level marketing strategy, campaign execution, and performance optimization across our growing portfolio. This role is responsible for driving qualified traffic, increasing occupancy, and ensuring marketing initiatives align with leasing and revenue goals.The Marketing Manager will oversee digital strategy, paid media coordination, website performance, reputation management, and campaign planning across senior and multifamily housing communities. With a strong leadership vision and an entrepreneurial mindset, Allure is redefining what modern active adult and multifamily living looks and feels like.Key Responsibilities:Portfolio Marketing StrategyDevelop and execute property-specific marketing plans aligned with occupancy and revenue goalsAnalyze market trends, competitive positioning, and pricing strategySupport stabilized assets, and repositioning initiativesApply multifamily and/or senior housing marketing expertise to align strategy with leasing cycle Digital & Paid Media Oversight Oversee Google PPC, paid social, ILS strategy, and retargeting campaignsMonitor cost-per-lead, cost-per-lease, and funnel conversion metricsPartner with supplier partners and agencies to optimize performanceManage budget allocation across markets to maximize ROI Website & Conversion Optimization Oversee website strategy, landing page performance, and UX improvementsConduct A/B testing to improve lead-to-tour and tour-to-lease conversionEnsure consistent brand and messaging alignment across digital channels Analytics & Reporting Track KPIs including traffic, leads, tours, applications, approvals, and occupancyPresent performance reports and strategic recommendations to leadershipIdentify underperforming communities and implement corrective marketing action plans Reputation & Resident Engagement Oversee online reputation strategy and review generationCollaborate with onsite teams to improve resident engagement and retention marketingIdentify trends in feedback and align messaging accordingly Cross-Functional Collaboration Partner with sales, operations, and asset management to align marketing with revenue goalsSupports new acquisitions, transitions, and rebrandsTravel to communities as needed to support launches, content capture, or strategic resets Leadership & Collaboration Manage external creative partnersProvide thoughtful, constructive creative feedbackPresent creative strategy and campaign concepts to leadershipMaintain flexibility to jump into projects across departments and support evolving business needs What We're Looking For A strategic thinker who understands how marketing directly influences occupancy, leasing momentum, and portfolio performanceA self-starter who takes ownership, moves quickly, and thrives in a fast-paced, growth-oriented environmentA data-focused decision maker who uses KPIs to guide actionA proactive leader who anticipates issues before they impact resultsSomeone comfortable wearing multiple hats -from high level strategy and supplier partner oversight to hands-on campaign execution and light creative developmentA collaborative partner who builds strong relationships with onsite teams and leadershipA professional who thrives in a fast-paced, growth oriented environment and adapts quickly as priorities evolve
