Job Summary$5,000 Signing Bonus*Project Manager responsible for procurement, construction contract management, stakeholder coordination, quality control, safety, schedule, budget, design quality, sustainability, and customer interface for Fairfax County Capital Improvement Program projects.This position may telework up to three days per week after an introductory period. Telework privileges are subject to change per county policy.Key ResponsibilitiesPerforms all aspects of project management including design consultant and construction contractor procurement, ensuring safety, quality, timely delivery, and cost effectiveness.Leads customer service interface, stakeholder and community coordination, and project status reporting.Provides technical and quality control reviews during all phases of design and coordinates regulatory and quality control inspections during construction.Manages procurement and pre-construction services, sustainability and energy efficiency strategy, safety training, and compliance with CAP's safety program and guidelines.Manages project planning, design and permitting phases, including professional services procurement and contract management; oversees project schedule, budget, design quality, value engineering, sustainability, and customer interface.Coordinates contractor coordination, safety, schedule management, change order negotiation, inspections, pay requests, and project closeout.Ensures compliance with design and CPM schedule progress and milestones; coordinates all aspects of project close-out activities including punch list, training, O&M/As-built, bond/permit release, final completion, and end of warranty inspections.Minimum QualificationsGraduation from a four-year accredited college or university with a bachelor's degree in an appropriate engineering or architectural field and four years of progressively responsible professional experience in the same field.Certificates and Licenses RequiredValid driver's licenseValid Virginia Professional Engineer or Architect licenseNecessary Special RequirementsCompletion of a criminal background check and driving record check to satisfaction of the employer.Preferred QualificationsAt least four years of project management experience on projects ranging from small interior renovations to more than 50,000 SF of new build, including planning, scope, budget development, site assessment, land acquisition coordination, consultant selection, negotiations, contract management, design, quality control, and construction administration.Experience with approval and permitting phases of the development process, including land use and entitlement, ensuring approvals align with county requirements.At least two years of experience with local, federal, and state building and site development codes.Experience with financial and budgetary planning at the project level.Information technology skills including use of Microsoft Office (Word, Excel, PowerPoint, Project).Physical RequirementsAbility to lift 30 pounds overhead.Ability to participate in and understand verbal conversations at typical speaking volume and respond to audio alarms on construction sites and over the phone.Ability to produce organized and legible handwritten, typed or computer-generated documents including graphics.Ability to safely climb ladders up to 25 feet per floor; ability to navigate multi-story buildings, rough and slippery terrain and field inspections at construction sites.Ability to use computers and software for communication, reporting, file-keeping, metrics analysis, and project tracking.All duties performed with or without reasonable accommodations.Selection ProcedurePanel interview and may include exercise.Bonus EligibilityPositions within this classification may be eligible for a one-time hiring incentive bonus for new county employees only, requiring a signed payback agreement between the department and employee.EEO StatementFairfax County Government prohibits discrimination on the basis of race, color, religion, national origin, sex, pregnancy, childbirth or related medical conditions, age, marital status, disability, sexual orientation, gender identity, genetics, political affiliation, or military status in the recruitment, selection, and hiring of its workforce.
