Project Manager (Community/Land Development)
SPECIFIC POSITION RESPONSIBILITIESInitiate and maintain risk management program associated with the building and development of large-scale master-planned communitiesManage all golf course development operationsNegotiate, execute and manage all consultant agreements and subcontract agreements related to land development and golf course development as well as vertical commercial constructionSchedule and manage all land development operationsManage all development budgetsMaintain and update cash flow forecasts related to all land development operations, golf course development operations and vertical commercial construction operationsCoordination with all agencies including, but not limited to governing authorities, department of real estate and utility companies as it relates to entitlements and necessary approvalsMaintain allocated lot development costs, coordinate same with Project Accountant and FinanceGenerate and maintain overall project schedules for complete master plan developmentObtain bonding/sureties as required while reporting same to CorporatePERSONAL ATTRIBUTESExcellent analytical, organizational, interpersonal and communication skillsMust be highly motivated and ambitious.Must be change adaptive, flexible, and empatheticMust be energetic and have the ability to motivate others.Must be highly customer oriented and responsive with a high need for closureDemonstrated initiative - ability to think, work, and make independent decisions based on sound judgmentAbility to work well under pressure and balance multiple priorities and assignments to meet deadlinesStrong team-building skills including the ability to lead, cooperate, and contribute as part of a teamMust be willing to "roll-up" sleeves and dig in with staff to drive processes that support the businessCommitted to learning, personal growth, continual process improvement and staff/team developmentMust be comfortable working in a fast paced environment where continuous improvement is expectedMust be able to consistently achieve high work standards; attention to detail, accuracy and timeliness a mustEducation and ExperienceBachelor's degree or equivalent strongly preferred; more than 5 years related experience and/or training in the industry; or equivalent combination of education and experience. 5+ years of prior industry (land development, golf course development, commercial construction) experience. Proficient with Microsoft Word, Excel, Outlook and Project. Prior hands on experience with scheduling software Primavera (P3)/Suretrak 2.0 or Suretrak 3.0.QualificationsTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
