Maintenance Technician

Job Overview: Ship’s Watch Association (SWA) is seeking a highly skilled and reliable Maintenance Technician to join our team and assist in the maintenance needs of our 53-homes, ocean to sound community located in Duck, NC. The SWA property includes a Reception Center, pool complex, tennis courts, laundry and maintenance facility, and beach and sound front owner/guest access. The ideal candidate will have hands-on experience with a variety of home maintenance tasks and be able to troubleshoot and solve issues efficiently. The ideal candidate must have reliable transportation and a valid driver's license. Key Responsibilities: Vacuum out the condensate lines of the HVAC units in each house once a month during the months the air conditioning is being used. Pull the trash and recycle cans each week on the assigned days Check the trash in common area trash cans daily Blowing, sweeping and shoveling sand from driveways and common area Checking the Pool bathrooms for cleanliness and supplies Watering the flowers as needed Assisting Laundry with deliveries to the houses Complete work orders as assigned and close out in FMX system in a timely manner. Respond to emergency calls as they arise. Respond to Guest and Homeowners need for maintenance Issues Perform routine Maintenance on the homes, i.e. Winterizations, screen repairs, touch up paint, outdoor showers, hinges, locks, beach chair repair. Light construction and repair, i.e. deck boards, lose or missing shakes, drywall repair, Etc. Purchase items needed to make repairs or needed for inventory. Change HVAC filters in each house once a month Qualifications: Must have a drivers license. No exceptions. High school diploma or GED required; technical or trade school certification is a plus. 2+ years of experience in maintenance or a related field. Excellent personal communications and organizational skills Ability to work independently and in a team. Strong attention to detail and time management skills. Willingness to work flexible hours, including weekends or on-call as needed. Physical Requirements: Must be able to stand, walk, bend, and climb for extended periods. Ability to work in varying temperatures and weather conditions. Compensation and Benefits: Salary is competitive and based on experience.
