Primary responsibility will be to ensureOverall Management Of Assigned Properties. Leasing And MarketingUtilize selection and retention strategies to maintain 100% occupancylevel Maintains knowledge and awareness of property competition andother conditions affecting leasing and operations Completes allapartment tours, open houses, orientations and marketing events. Conductshowings for interested prospects. Track weekly leasing and conduct allfollow up with potential residents including phone calls, emails, andwritten correspondences Complete all lease signing and prescribed formsin accordance with Horizon\'s rental policies and procedures.Establishes and maintains regular office and daily hours, ensuringadequate coverage on weekends Recertifications as applicable Preparesand oversees preparation of advertising and marketing plans. Tracksmarketing plan to evaluate return. Place ads with approval from Directorof Marketing/Leasing and manage accounts according to budget. ConductMarket Studies to remain competitive Manage all waitlist for eachProperty Implementing Public Relations And Outreach For NeighborhoodContinue relationships with local senior centers, Chamber of Commerce,and other pertinent business partners. Send mailings to potentialresidents and follow up phone calls for leads Group presentations andvolunteer at local outreach Participate with local seminars and Exposfor Seniors Hold information meetings and Clinics on property and atoutreach properties Maintenance: Oversee Maintenance for propertyDelegate work orders and assist in prioritizing schedule. Supervisesprompt scheduling of maintenance work. Makes regular follow-upinspections on maintenance work performed. Makes recommendations forphysical repairs, replacements and/or improvements and cost efficiency.Perform regular property inspections for cleanliness, curb appeal, andto ensure property is free of hazards. Ensure resident satisfactionResident Issues and Customer Service: Oversee the general harmony andcommunity atmosphere among residents. Handle all resident issues andcomplaints in a courteous and professional manner. Issue 5 day/14 daynotices Resident delinquencies and monitor accounts Landlord referencesand referrals Conduct resident surveys for retention Conduct yearlyapartment inspections Property Management Maintain and enhance relationswith prospects, residents, staff and vendors Complete budgets for bothproperties Complete Owners Reports quarterly Order turnover and repairsfor property Perform move-out inspections Bill Coding for all accountsExpedite all building refurbishments and repairs File and expedite allproperty insurance claims Petty cash & laundry money for all propertiesas outlined in policy manual Handle all resident transfers Run monthlyfire drills with the Resident Manager and/or Caretakers ManagementMonitor income and operating expenses to meet budgetary goals andincrease net operating income. Prepare annual operating budgets.Recruit, hire, evaluate and appropriately discipline all direct reports.Maintain personnel records, conduct timely reviews and ensureadequate/appropriate staffing. Train site staff Reviews and approvesproperty payables and payroll in accordance with Company policies andprocedures. Review market survey and work closely with Leasing Managerwho will prepare monthly marketing plans and place ads in appropria evenues. Regularly evaluates market conditions and property comparable.Implements marketing plan. Makes recommendations to improve marketingand leasing programs. \*\*\*\*\* OTHER EXPERIENCE AND QUALIFICATIONS:Requirements A. Education, Work Experience, Licenses And CertificationsEducation: Minimum high school diploma or equivalent. Bachelor\'sDegree, preferred. Experience: Prior property management experienceRequired, Preferable In a Leadership Role. Customer Service Experienceis essential. Must have leasing experience.
