This position will be based at our apartment community, The Boulevard at Deer Park, in Deer Park, TX.Job SummaryThe Groundskeeper / Porter is responsible for maintaining the cleanliness, safety, and overall appearance of exterior common areas within an apartment community. This role supports property maintenance operations through groundskeeping, porter services, light custodial work, minor maintenance assistance, and pool area upkeep. Experience in apartment communities, groundskeeping, landscaping, janitorial services, or facilities maintenance is preferred.Essential Job FunctionsGroundskeeping & Exterior MaintenanceMaintain exterior common areas by removing trash, debris, cigarette butts, and pet waste dailySweep, blow, and clean sidewalks, pathways, stairwells, breezeways, and parking areasPerform pressure washing of buildings, sidewalks, and common areas as scheduledClean exterior windows, railings, signage, and outdoor furnitureAssist with community trash collection, dumpster and compactor areasIdentify, report, and escalate maintenance, safety, or curb appeal issues promptlyPorter & Custodial SupportPerform light custodial duties including trash removal, restroom cleaning, vacuuming, mopping, and floor careAssist with interior common area cleaning when housekeeping staff is unavailableReplace light bulbs, air filters, and complete other minor maintenance tasksComplete assigned service requests and work orders accurately and on timePool & Amenity MaintenanceAssist with pool and spa cleaning, debris removal, and daily upkeepSupport pool chemical treatments under supervisionEnsure pool furniture and amenity areas are clean, safe, and properly arrangedInventory, Safety & ComplianceMaintain inventory of cleaning supplies, trash bags, and groundskeeping equipmentKeep maintenance shop and storage areas clean, organized, and safeFollow OSHA standards, company safety policies, and emergency proceduresAttend safety meetings and participate in risk management programsReport accidents, incidents, and property damage promptlyFollow key control and access proceduresTeam & Resident SupportAttend daily maintenance meetings and weekly community meetingsProvide professional, courteous customer service to residents and guestsSupport resident satisfaction, retention activities, and community eventsCollaborate with on-site teams, corporate partners, vendors, and contractorsComplete special projects and additional duties as assignedQualificationsExperience:Minimum 6 months of experience in groundskeeping, porter services, janitorial work, landscaping, apartment maintenance, or facilities maintenance preferredEducation:High school diploma or GED preferred (or equivalent experience)Skills & Competencies:Knowledge of groundskeeping, cleaning procedures, and maintenance support tasksAbility to read and follow work orders, schedules, and safety instructionsStrong attention to detail and time management skillsCustomer service–focused with professional communication skillsAbility to work independently and as part of a teamEnglish or Spanish communication skills preferredLicenses & Certifications:Valid driver’s license and proof of insurance requiredPhysical RequirementsAbility to stand and walk for extended periodsAbility to climb stairs and laddersAbility to bend, stoop, kneel, crouch, and reachAbility to lift, carry, push, or pull up to 50 poundsAbility to perform repetitive hand and wrist movementsWork EnvironmentIndoor and outdoor work in varying weather conditionsExposure to cleaning chemicals, dust, fumes, and mechanical equipmentOccasional exposure to electrical hazardsModerate noise levels and fast-paced environmentMay require evenings, weekends, on-call shifts, overtime, and travelPet-friendly apartment community environmentOur Company is an equal Opportunity Employer.
