Construction Project Manager
Summary
The Project Manager position for Keystruct Construction will provide management for all phases of Keystruct projects.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
· Efficiently executes projects assigned while maintaining successful relationships with project owner(s), architect(s), engineer(s), subcontractor(s), suppliers and the Keystruct field team and cultivating relationships for future projects.
· Schedules turn-over meetings with Estimator, Superintendent, and Vice President to review estimates, drawings, scope of work, owner contract information, subcontractor scopes and buyouts.
· Develops and executes all subcontracts and purchase orders.
· Provides Superintendent with drawings, scope of work, critical contract information, cost control information, job contact list and subcontract/purchase order agreements.
· Schedules pre-job conferences with subcontractors/suppliers to review scope of work
· Communicates with the Superintendent daily advising them of any changes or clarifications in the work.
· Works with project team to create and update the project schedule weekly. Review schedule with critical subcontractors/suppliers to ensure they are on schedule and material will arrive on time.
· Expedites and controls RFI & Submittal process to keep contract schedules on track.
· Visits each job weekly (or more frequently if needed) to observe job progress.
· Assists with monitoring jobsite safety.
· Reviews job costs and labor hours with the Superintendent weekly.
· Documents all schedule delays to the owner no matter how minor and update your project schedule to project the delay.
· Documents and communicates all change orders to the owner immediately.
· Keeps change requests up to date in company’s appropriate software for both owner and subcontractor/supplier requests.
· Holds weekly jobsite meetings with the owner, subcontractors and suppliers; keeps them abreast of deadlines that are coming up that need to be met and documents these discussions in your meeting minutes.
· Submits monthly progress billings to accounting prior to the billing deadline outlined in the owner’s contract.
· Compares job costs to progress billings for positive cash flow.
· Submits timely and accurate cost in completion reports at the end of each month.
· Provides owner with O & M manual, which includes “As-Built” drawings and warranty letter of project completion.
· Schedules job close-out meetings and prepares close-out report to review at meeting.
· Assists with coaching project engineers to expand knowledge and promote professional growth.

Education and/or Experience
· B.S. Degree in Construction Management or a related degree and four (4) years’ experience or ten (10) years of related construction experience.
Language Skills
Ability to read, write, and comprehend instructions, correspondences, and memos.
Ability to effectively present information to customers and other employees of the organization.
Reasoning Ability
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
Ability to deal with problems involving several concrete variables in standardized situations.
Ability to make quick decisions.
Computer Skills To perform this job successfully an individual should have knowledge of the following software such as
Must demonstrate basic computer skills including Microsoft Excel and Word.
