Commercial Property Manager
LHH is seeking an experienced Property Manager to oversee the daily operations, financial performance, and overall condition of a high-quality Class A commercial property in Charlotte, NC. This individual will serve as the primary on-site representative, ensuring a professional environment, strong tenant relationships, and efficient property performance. The ideal candidate is highly organized, solutions-oriented, and comfortable managing multiple priorities in a fast-paced setting while maintaining a strong customer-focused mindset. This position is fully onsite in Charlotte, NC Monday - Friday. Responsibilities:Operations & Tenant ExperienceManage day-to-day property operations, ensuring a well-maintained, safe, and visually appealing environmentCoordinate tenant move-ins, move-outs, and space modifications, including oversight of smaller construction projects as neededBuild and maintain strong tenant relationships, addressing needs promptly while balancing business prioritiesPartner with internal teams and leadership to support leasing, marketing, and property initiativesMonitor property conditions through regular inspections, identifying maintenance needs, safety concerns, and opportunities for improvementCollaborate with parking and other service teams to enhance the overall tenant and visitor experienceCompliance & Vendor ManagementEnsure adherence to all applicable regulations and maintain accurate records and required reportingManage third-party service providers (e.g., janitorial, landscaping, security), including contract oversight, performance management, and cost controlLead bid processes to ensure competitive pricing and high-quality service deliveryStay informed on evolving safety, environmental, and operational regulations impacting building systemsMaintenance & Building SystemsPartner with engineering teams to oversee preventative maintenance programs, building systems, and life safety protocolsSupport initiatives related to energy management and sustainability effortsConduct safety meetings and promote compliance with all health and safety standardsLease AdministrationOversee lease compliance by tracking key terms such as rent schedules, escalations, renewals, and expirationsEnsure both landlord and tenant obligations are executed accurately and on timeAssist with lease documentation updates and amendments as neededFinancial ManagementReview financial reports regularly to monitor performance and identify variancesCollaborate with accounting partners to deliver accurate monthly, quarterly, and annual reportingDevelop and manage operating budgets, including forecasting and expense controlOversee reconciliations, tenant billings, and utility tracking for accurate cost recoveryQualifications:5+ years of experience managing Class A commercial properties, preferably within a multi-tenant office environmentExperience supporting tenant improvements or construction-related projects is a plusHigh school diploma or equivalent required; bachelor’s degree preferredProficiency in Microsoft Office, particularly Excel and reporting toolsExperience working with property management or accounting systems is highly preferredStrong organizational skills with the ability to manage multiple projects simultaneouslyAnalytical mindset with experience reviewing financial data, budgets, and forecastsExcellent communication skills with the ability to interact effectively across all levelsHigh level of professionalism, integrity, and accountabilityResponsive and adaptable, with a sense of urgency in addressing property needs and challengesProfessional certifications in property management (e.g., industry designations) are a plus
