Coordinate all aspects of the job with engineering, general contractors, subcontractors and field managers. Makes decisions in regards to job changes and communicates these with upper management.Essential Job FunctionLeads the preplanning effort including shop drawings, value engineering, prefabrication, mobilization and material handlingCarries out all major tasks and/or assignments associated with designated construction projectsManages changes that are needed on the project and responsible for organizing and completing changes as requiredHeld responsible for job setup, budget input, and budget formulationAssist in contract review and negotiationsReview contract documents, contract drawings, specifications, codes, addendums and estimates for completeness and clarity; define the scope of the projectJointly, with the field managers establish objectives and provide overall direction of each projectProvide projection of labor needs for assigned projects for corporate schedule and company wide labor needsConduct ongoing reviews and update of short interval goals throughout the course of the projectMonitor the purchase of all major equipment for each job and oversee purchase of materials to ensure budgets are on trackUpdate and distribute job schedules and manpower requirements with the input of field managersSubmit specification and documentation of equipment purchased to general contractor with copies to all involved partiesExpected to participate in the MTech University education process by teaching and/or preparing classes, when neededCoordinate all subcontractor drawings, submittals, billings, and insurance documentsAct as liaison between customers and MTech MechanicalContinue liaison relationship between MTech and owner during the warranty yearJointly, with field manager act as liaison between MTech operations, sales and engineeringFulfill all project manager duties related to MTech, safety management and the promotion of safety standards as specified in the safety policyApply for all necessary permits and inspectionsPrepare AIA schedule of valuesPrepare billing projections and billings and review and approve invoices for paymentPrepare, revise and update overs and unders for the profit and loss statementCoordinate with the Project Engineers in the documentation and distribution of as-builts and operation and maintenance manualsLeads field managers and subcontractors in the solution of project problemsFacilitate QA/QC process and ensure that Field Managers, General Superintendents and other project team members are engaged in the process and generating necessary documentationEstimate, negotiate and implement all changes in the scope of the project; coordinate and communicate with owner, general contractor and internal personnel, all cost and schedule impacts related to the change orderCollect retention and delinquent fundsGenerate revenue forecasts for assigned projectsCoordinate building system and temperature controls reviews prior to construction and assist in resolving identified issuesManage virtual design and construction process (building information modeling; VDC/BIM)Facilitate coordination of project schedule, VDC and prefabrication..Coordinate service start-up and temperature controls with field manager, service and/or field manager controlsWork with Performance Verification and Testing team to ensure operation of building systemsClose out the job by submitting required paperwork and communicating with the fieldSupport the total quality effort.
