Project Manager - Construction (Podium, High-Rise & Multi-Family)Position OverviewWe are seeking an experienced Project Manager to lead construction projects across podium, high-rise, mid-rise, multi-family, and residential stick-frame developments. The Project Manager will be responsible for delivering projects on time, on budget, and to quality and safety standards while coordinating internal teams, subcontractors, consultants, and stakeholders throughout the project lifecycle.Key ResponsibilitiesOversee all phases of construction projects from pre-construction through closeout, ensuring schedules, budgets, and quality standards are met.Manage and coordinate subcontractors, vendors, consultants, and internal teams to achieve project milestones and resolve site issues.Develop, maintain, and communicate project schedules using scheduling tools; track progress and implement corrective actions to mitigate delays.Prepare and monitor project budgets, forecasts, and cost reports; manage change orders and ensure accurate contract administration.Ensure compliance with building codes, permitting requirements, safety regulations, and company policies (including jobsite safety programs).Conduct regular site inspections and quality control reviews; enforce workmanship standards and address non-conformances promptly.Lead contract negotiations, review scope of work, and manage procurement of materials and long-lead items.Facilitate effective communication with owners, architects, engineers, and stakeholders; produce regular project reports and meeting minutes.Identify, assess, and mitigate project risks; implement contingency plans and maintain documentation for claims or disputes.Manage project closeout activities including punch lists, warranty documentation, as-built drawings, and final inspections.Mentor and guide junior staff, coordinate training, and promote continuous improvement practices on job sites.QualificationsBachelors degree in Construction Management, Civil Engineering, Architecture, or a related field, or equivalent experience.5+ years of progressive Project Manager experience in construction with direct exposure to podium, high-rise, mid-rise, multi-family, and residential projects; experience with stick-frame construction is a strong plus.Demonstrated track record delivering projects on schedule and within budget, with experience managing budgets, schedules, and subcontractor performance.Proficient with construction management tools and software (e.g., MS Project, Primavera, Procore, Bluebeam) and solid understanding of construction contracts and change order processes.Strong knowledge of building codes, permitting processes, site safety practices, and quality control procedures; OSHA 30 certification preferred.Excellent leadership, communication, and interpersonal skills with the ability to coordinate multidisciplinary teams and maintain strong client relationships.Proven problem-solving and decision-making skills, with the ability to manage multiple priorities in a fast-paced environment.Professional certifications such as PMP, CCM, or equivalent are desirable.Valid drivers license and ability to travel regularly to project sites.
