Commercial HVAC Contractor

MGB Services - Position Overview We are seeking a licensed and experienced Commercial HVAC Contractor to support our assisted living communities across North Carolina. This role is ideal for a contractor who understands the importance of resident comfort, safety, and regulatory compliance in senior living environments.You will be responsible for installing, maintaining, and repairing HVAC systems while working efficiently in occupied facilities with minimal disruption to residents and staff.Key Responsibilities Install, replace, and upgrade commercial HVAC systems (RTUs, split systems, VRF/VRV, boilers, chillers, air handlers, ductwork)Perform load calculations and ensure proper system sizing and zoningInstall and configure thermostats, controls, and building management systems (BMS)Conduct preventive maintenance, troubleshooting, and emergency repairsEnsure compliance with NC Building & Mechanical Codes, ASHRAE standards, and DHHS requirementsMaintain indoor air quality (IAQ), ventilation, and humidity control for senior populationsPull permits, coordinate inspections, and maintain required documentationProvide detailed estimates, scopes of work, and project timelinesCoordinate work schedules around resident routines to minimize disruptionRespond to after-hours emergency service calls as neededRequired Qualifications Active North Carolina H-1, H-2, or H-3 Heating Contractor LicenseEPA Section 608 Universal CertificationMinimum 5+ years commercial HVAC experience (healthcare/senior living preferred)Ability to pass background checks per senior care requirementsStrong knowledge of refrigeration, electrical systems, controls, and fabricationMinimum of 3 professional commercial referencesPreferred Qualifications Experience in assisted living, memory care, or healthcare facilitiesNATE CertificationFamiliarity with BMS platforms (Honeywell, Trane, Carrier, Daikin, Mitsubishi, Johnson Controls)Multi-site service capability across North CarolinaKnowledge of energy efficiency programs and HVAC rebatesWork Environment Work performed in occupied senior living communitiesProfessional appearance and respectful conduct required at all timesAdherence to infection control and safety protocolsSome evening, weekend, or overnight work may be requiredMaintain clean, safe, and hazard-free job sites
