New York City, NY – Associate Director, Project Management (MEP)Salary: $160,000 to $185,000 Fortiva are delighted to be partnering with a leading Owner’s Representative based in New York City to appoint an Associate Director of Project Management (MEP).This is a senior-level opportunity focused on the delivery of complex core & shell developments across a broad range of sectors, with project values ranging from $5M to $300M. The role is centered on technical excellence and project execution, with full responsibility for driving MEP scopes from design through to completion across NYC and the wider metropolitan area.While this is a senior appointment, the immediate priority is hands-on project leadership and delivery. As the role evolves, there will be scope to take on broader leadership and team development responsibilities.The RoleAs Associate Director, you will take ownership of all MEP-related aspects across multiple projects, ensuring successful delivery against client objectives, program milestones, and commercial targets.You will work in tangent with clients, consultants and contractors to ensure seamless coordination, technical alignment and high quality outcomes throughout project lifecycle. Acting as the key point of contact for MEP Matters. This role requires someone who is confident operating autonomously, capable of managing complexity, and comfortable making critical decisions that directly impact project success.Key ResponsibilitiesLead the delivery of MEP systems across multiple core & shell projects from design through commissioningOversee planning, coordination, installation, and handover of all mechanical, electrical, and plumbing packagesAct as the primary liaison between client, design teams, and contractors on all MEP-related mattersReview and challenge design documentation to ensure technical compliance, efficiency, and constructabilityManage project schedules, budgets, and risk related to MEP scopesDrive procurement strategies, tender processes, and contractor engagementOversee RFIs, submittals, and change management processesLead project meetings, ensuring clear communication, accountability, and progress trackingDevelop and maintain key project documentation including schedules, reports, and action trackersSupport cost and commercial oversight in collaboration with cost management teamsEnsure successful testing, commissioning, and closeout of MEP systemsCandidate ProfileWe are seeking a technically strong and delivery-focused professional with a proven track record in managing complex MEP scopes across large-scale construction projects.Degree in Mechanical, Electrical, Building Services Engineering, Construction Management, or related fieldApproximately 7–10+ years of experience across construction, engineering, or project management environmentsExtensive experience managing MEP systems across full project lifecyclesBackground delivering core & shell or large-scale commercial projectsStrong understanding of design coordination, construction delivery, and commissioning processesExperience working in a client-side, consultancy, or owner’s representative environment preferredAbility to manage multiple projects simultaneously in a fast-paced environmentStrong commercial awareness, including exposure to contracts, cost, and change managementExcellent communication and stakeholder management skillsCertifications such as PE, LEED AP, or similar are advantageous but not essential.Working EnvironmentBased in New York City, with projects across the metropolitan areaIn-office presence expected, with regular site visits and client interaction📩 If you’re an experienced MEP professional looking for a role where you can truly own delivery and drive projects from start to finish, reach out to learn more.
