You embody our corporate values: being customer-focused, maintaining a positive attitude, demonstrating a great work ethic, showing dedication, and being a team player.ResponsibilitiesAs a Maintenance Technician, you will oversee daily maintenance operations and ensure the upkeep of the property under the guidance of the Property Manager and Regional Manager. A typical day may consist of such tasks as:Diagnosing and performing minor and routine maintenance in a timely fashionEnsure all service requests are completed dailyAccurately document work performed through our electronic work order systemInspect vacated units and create make-ready checklistsComplete special projects as assigned and prioritized by the Property ManagerInspect the exterior of the property for needed preventative maintenance or repairsComplete or oversee the completion of the preventative maintenance or repairsOrder parts and supplies and maintain inventoryObtain bids and negotiate pricing from outside vendors and contractorsPerform emergency maintenance (after hours) as neededCoordinate with the Property Manager dailyPerform and report on all work according to the safety standards of the company, OSHA, and health codesKeep work areas clean and tidy dailyPromote positive public relations with residents, co-workers, and company staff through a friendly and courteous attitude.RequirementsExperience with HVAC, plumbing, carpentry, minor electrical, etc.Experience with hand tools, including tape measure, square, level, hand saw, chisel, cutters, pliers, wrenches, screwdrivers, hammers, etc.Experience with power tools, including grinders, drills, various saws, rotary hammers, sanders, routers, planers, nail guns, air compressors, etc.Experience with mechanical equipment, including motors, pumps, compressors, and blowers.Experience with measuring devices such as voltmeters, multimeters, ohmmeters, PH tests, etc.Basic computer skills with the ability to use emailYardi / Voyager experience preferredBe organized and efficient.Be accountable and responsible.Be able to function as a team playerAdditional RequirementsWhile performing the duties of this job, the employee will be regularly:WalkingStandingClimbing and balancingReachingKneelingLifting up to 100 poundsBendingCrouchingCrawlingCommunicating clearlyListening activelyExposed to various dirt, dust, and chemicalsBenefitsOur full-time employees who work 30+ hours per week are eligible for the following benefits:MedicalDentalVisionHSAFSAShort-Term DisabilityLong-Term DisabilityVoluntary Life, AD&D401k with company matchCompetitive PTOPaid HolidaysWe're excited to learn more about you!
