Settlement Officer

Settlement OfficerPosition OverviewThe Settlement Officer will manage and execute real estate closings and post-closing activities, ensuring accurate title processing, compliance with regulatory and lender requirements, and timely disbursement of funds. This role coordinates with buyers, sellers, lenders, agents, and vendors to prepare closing documents, resolve title issues, and ensure proper recording and delivery of closing packages.Key ResponsibilitiesCoordinate all aspects of the closing process, including scheduling closings, preparing settlement statements, and communicating with all parties.Prepare, review, and clear title commitments, exceptions, and requirements; order and review title searches and curative work.Draft, assemble, and review closing documents, deeds, escrow agreements, and related legal instruments to ensure accuracy and compliance.Serve as primary POC (point of contact) for buyers, sellers, lenders, real estate agents, and third-party vendors throughout the transaction.Manage escrow accounts, calculate and process disbursements, payoffs, prorations, and third-party invoices.Conduct and attend closings, explain documents to signatories, obtain required signatures, and oversee the execution of closing packages.Coordinate post-closing tasks including recording deeds, reconciling files, delivering final policies, and addressing post-closing title issues.Maintain detailed and organized closing files, perform quality control reviews, and ensure timely delivery of closing documents to clients and carriers.Work closely with underwriters and legal counsel to resolve title exceptions, liens, and other encumbrances prior to closing.Use title production and closing software to prepare documents, track tasks, and maintain transaction timelines.QualificationsAssociate degree or equivalent; bachelors degree or paralegal/title-related certification preferred.Minimum 3 years of experience in title, settlement, or escrow operations; experience as a Settlement Officer or closer is highly desirable.Demonstrated knowledge of title processing, title commitments, deed preparation, and title curative procedures.Proven experience preparing and reviewing closing documents, escrow agreements, and disbursement calculations.Familiarity with escrow account management, post-closing procedures, and recording requirements.Excellent communication and interpersonal skills; able to serve as an effective POC for multiple stakeholders.Strong attention to detail, organizational skills, and ability to manage multiple transactions under tight deadlines.Proficiency with title/settlement software and Microsoft Office; familiarity with lender and underwriter requirements.Active title agent license or notary public preferred where required by state law.Ability to work independently and as part of a team to resolve issues and deliver timely, accurate closings.BenefitsBase Salary + Notary Fees/CommissionHealth Insurance401KPTO Email Your Resume In Word ToTim.Mestrich@CyberCoders.comLooking forward to receiving your resume through our website and going over the position with you.
