Role: Senior Facilities Maintenance ManagerReports to: Senior Director Facilities OperationsProgram: 9005-Operations/FacilitiesDepartment: FacilitiesLocation:Various Sites - Downtown Los AngelesVarious Sites - Santa MonicaSetting: 100% OnsiteSchedule: Monday - Friday, 7am - 3:30pmStatus: Full-time/Exempt/ManagementBenefits: Medical, Vision, Dental, Life Insurance, 403(b) Retirement plan, Employee Assistance Program (EAP), etc.Openings: 1Summary:The Senior Facilities Maintenance Manager is responsible for making sure TPC operates clean, safe and well-maintained facilities that meet the needs of the people that work and live in them. Working with the Senior Director of Facilities Operations, the Senior Facilities Manager researches, vets and helps negotiate with vendors for supplies, repairs, and other maintenance needs. This position oversees maintenance and janitorial staff for both Los Angeles and Santa Monica regions.Essential Duties and Responsibilities: Ensure that all facilities in DTLA & Santa Monica are clean, upkeep, and that all safety standards are maintained, adherence to building codes, safety regulations, and agency standardsSupervise and coordinate the completion of all major repairs, including interior and exterior facility grounds and all building systemsDevelop and implement systems for cleaning, repair and maintenance of facilities and ensure all maintenance requests are completed within industry standards 24-hour emergencies and 48 hours non-emergenciesMaintain inventory of supplies, tools and building equipmentMaintain accurate records of the condition of systems, equipment in all buildings, and assist in Monthly facilities inspection walkthroughs.Prepare monthly reports on facilities conditions, inspections, and work orders completed, keeping accurate records for funders when neededEnsures compliance with applicable building and safety & Fire/Life/Safety codes, hazardous waste disposal, OSHA, hazardous materials etc.Coach, mentor and motivate facilities employees, and deal with any disciplinary issues that may ariseProvide individual and team supervision, support, and performance evaluations for all assigned staff, keeping records for each staff memberTrain and schedule assigned staff; ensure that safety procedures and work practices are followed at all timesWork with outside vendors as neededAddress and report safety issues/concerns to Senior Director of Facilities Operations in a timely manner, to minimize company liabilities.Coordinate employee schedules always ensuring adequate coverage at all sitesHire, train, and manage a team of maintenance engineers and janitorial staff, ensure that they adhere to all safety protocolsResponsible for the approval of DTLA & Santa Monica facilities staff timesheet, vacation request, and providing adequate coverage for sites due to staff call outs at any timeResponsible for ensuring that all submitted work orders in the UpKeep portal are assigned to staff and completed in a timely mannerResponsible for creating and revising the staff Holiday schedule and revising as neededBe available for Manager on call duties, after hours, holidays and weekendsQualifications:High Scholl Diploma or EquivalentCurrent valid California Driver’s License, with an acceptable driving record and a reliable vehicleMinimum Five (5) years’ experience as Facilities Manager or Maintenance Supervisor in a commercial and/or residential buildingExperience supervising staff and scheduling routine maintenance tasks Experience with commercial building maintenance including plumbing, construction and structure repair, routine electrical, preventative maintenance tasks, and HVAC (HVAC Certification preferred)Good communication skills and the ability to work effectively with a wide range of constituencies in a diverse communitySelf-starter with the ability to stay ahead of the curve and thrive in a fast-paced work environmentWorking knowledge of workplace safety and illness and injury prevention practicesDemonstrate the ability to use computers for word processing, data management, and telecommunications.Preferred Qualifications:Bilingual in Spanish Work Environment:Will drive to different sitesMay necessitate working in busy and loud environmentsMay be exposed to elements like cold, heat, dust, noise and odorMay need to bend, stoop, twist, and sit throughout the dayRegularly required to sit, stand, bend, and occasionally lift or carry up to 50 poundEXPECTED BEHAVIORS OF ALL STAFFAct as a role modelDemonstrate a sense of responsibilityContinuously learn and improve Acknowledge your own areas of improvementHear and provide honest, specific and direct feedbackCreate an environment where everyone is welcomed valued and respected CollaborateEqual Opportunity Employer The People Concern is an equal opportunity employer dedicated to non-discrimination in employment.
