Position Title: Make Ready Technician
Department: Maintenance
Reports To: Lead Maintenance

Position Summary
The Make Ready Technician is responsible for preparing vacant apartment homes for new residents by completing repairs, painting, inspections, and quality improvements that ensure every apartment meets Arbor Property Management's move-in standards. This position plays a vital role in delivering safe, attractive, and market-ready homes while supporting efficient turnover schedules and protecting the owner's investment.
Essential Duties & Responsibilities
Apartment Turnovers & Move-In Readiness
Complete apartment turns using Arbor make-ready standards.
Coordinate turnover schedules to meet move-in deadlines.
Inspect completed apartments to verify move-in readiness.
Identify and report additional repair needs before occupancy.
Maintenance & Repairs
Complete drywall, painting, carpentry, plumbing, electrical, appliance, and fixture repairs related to apartment turns.
Repair rather than replace materials whenever practical.
Maintain high-quality workmanship.
Quality Control & Asset Protection
Protect apartment finishes and fixtures.
Identify deferred maintenance.
Maintain organized work areas and care for tools and equipment.
Property Support
Assist with service requests and general maintenance tasks as assigned.
Support grounds and common areas during peak operational needs.
Assist with emergency response efforts when requested.
Safety & Compliance
Follow OSHA, PPE, and company safety requirements.
Operate tools safely.
Report unsafe conditions immediately.

Completes apartment turns on schedule.

Qualifications
Education
High school diploma or GED preferred.
Experience
One to two years of multifamily maintenance, building maintenance, or related trade experience preferred.
Knowledge, Skills & Abilities
Knowledge of painting, drywall, plumbing, electrical, carpentry, appliance repair, and general maintenance.
Ability to safely use maintenance tools and equipment.
Strong communication and customer service skills.
Tools Required
Employees are required to provide and maintain their own professional maintenance hand tools. Arbor Property Management maintains a separate Required Maintenance Tools List.
Driving Requirements
Maintain a valid driver's license and reliable transportation when required.
Maintain current vehicle registration and insurance when driving for business.
Physical Requirements & Work Environment
Frequently stand, walk, bend, climb, kneel, crawl, and lift up to 100 pounds.
Work indoors and outdoors in varying weather.
Use required PPE and safely operate maintenance equipment.
