We are a growth-stage residential real estate development company with an active pipeline spanning land entitlements, master-planned communities, and mixed-use residential projects across the Houston metro. We are seeking a sharp, relationship-driven Land Acquisitions Manager to lead our sourcing, underwriting, and deal execution efforts. This is a high-ownership role for a proven land professional who thrives at the intersection of strategy, relationships, and transactions.What you'll doSource, evaluate, and negotiate the acquisition of raw land and entitled lots for residential development across the greater Houston metro and surrounding submarkets.Conduct comprehensive feasibility analyses including financial underwriting, comparable sales analysis, entitlement risk assessment, and infrastructure due diligence (utilities, drainage, access).Lead due diligence coordination across title, environmental, surveying, engineering, and legal teams from LOI through closing.Build and maintain a robust pipeline of off-market and on-market opportunities through deep relationships with landowners, brokers, attorneys, municipalities, and other market participants.Prepare and present acquisition packages and investment memos to senior leadership and capital partners, with clear go/no-go recommendations.Monitor market trends, land pricing, absorption rates, and competitive activity across Harris, Montgomery, Fort Bend, Brazoria, and surrounding counties.Collaborate with internal development, engineering, and finance teams to align acquisitions with product strategy, capital structure, and project timelines.What we're looking for10+ years of land acquisition experience with a residential developerDeep knowledge of the Houston land market across multiple submarketsProven track record of sourcing and closing residential land transactionsStrong financial modeling and underwriting skillsFluency in entitlement, permitting, and land planning processes in TexasEstablished relationships with Houston-area brokers, landowners, and municipalitiesExperience reading surveys, plats, title commitments, and environmental reportsBachelor's degree in Real Estate, Finance, Business, or related field preferred
