MEP Project Manager

Job Summary:The Mechanical Project Manager is responsible for planning, coordinating, and overseeing all mechanical systems for affordable housing construction projects, including HVAC, plumbing, fire protection, and related building systems.Key Responsibilities:Project ManagementManage mechanical scope from preconstruction through closeout for multifamily affordable housing projects.Develop and maintain project schedules, budgets, and cash flow forecasts.Coordinate mechanical work with general contractors, architects, engineers, and inspectors.Review mechanical drawings, specifications, and submittals for accuracy and constructability.Construction & Field OversightOversee installation of HVAC, plumbing, fire protection, and energy-efficient systems.Conduct site visits to monitor progress, quality, and safety compliance.Resolve field issues, design conflicts, and change orders promptly.Ensure proper testing, commissioning, and system startup.Compliance & Quality ControlEnsure compliance with local building codes, HUD, LIHTC, and other affordable housing requirements.Verify adherence to energy efficiency standards (Energy Star, LEED, Passive House, or local green codes as applicable).Maintain documentation for inspections, permits, and funding agency audits.Cost Control & ProcurementPrepare and manage mechanical budgets and cost estimates.Evaluate bids, negotiate contracts, and manage subcontractor performance.Track costs and approve invoices and change orders.Communication & ReportingServe as the primary mechanical point of contact for stakeholders.Prepare progress reports for owners, developers, and funding agencies.Participate in project meetings and coordination sessions.Qualifications:Bachelor’s degree in mechanical engineering, Construction Management, or related field preferred.5+ years of mechanical project management experience in multifamily or residential construction.Experience with affordable housing projects is strongly preferred.Bilingual English and Spanish.Building Management System (BMS) preferred.Proficiency in project management software (Procore, MS Project, Premier).Relevant Skills/Abilities:Strong knowledge of HVAC, plumbing, and fire protection systems.Familiarity with building codes, energy standards, and affordable housing regulations.Ability to read and interpret construction drawings and specifications.Strong leadership and team coordination abilities.Excellent communication and problem-solving skills.Ability to manage multiple projects in fast-paced environments.Detail-oriented with strong organizational skillsGeothermal system EXPERIENCEWorking Conditions:In this worksite-based role, you'll work onsite at a defined location(s) around the New York City area.
