We are seeking an experienced and detail-oriented Project Development Estimator to support our growing commercial and multifamily construction operations. This role is responsible for preparing accurate project cost estimates, coordinating subcontractor pricing, and supporting the entire construction and bidding process from concept through completion. The ideal candidate has strong knowledge of commercial building systems, multifamily construction practices, and commercial roofing systems, along with the ability to manage multiple deadlines in a fast-paced environment.Key ResponsibilitiesPerform in-person site inspections to determine project scope requirements and assess existing conditionsReview architectural, engineering, structural, and roofing drawings, specifications, and project documents when availablePrepare detailed quantity takeoffs for labor, materials, equipment, and roofing systemsDevelop cost estimates for commercial and multifamily roofing projects including reroofs, repairs, replacements, and new construction roofing scopesEvaluate existing roofing systems and identify deficiencies, moisture intrusion concerns, and replacement requirementsSolicit, evaluate, and compare subcontractor and supplier bidsDevelop detailed budgets and bid proposals for commercial and multifamily construction projectsAnalyze project risks, scope gaps, constructability concerns, and value engineering opportunitiesCollaborate with project managers, superintendents, architects, engineers, consultants, and ownership teams during preconstructionMaintain current pricing data, subcontractor relationships, and vendor partnershipsAssist with budgeting, procurement planning, and change order pricing throughout the project lifecycleParticipate in pre-bid meetings, site visits, client presentations, and project walkthroughs as neededEnsure all estimates are completed accurately and submitted within required deadlinesProvide guidance and support to production and service staff as neededStrong understanding of insurance restoration estimating, carrier claims processes, supplementing, and scope reconciliationAssist in developing scopes of work and proposal clarifications for roofing and exterior envelope systemsQualificationsBachelor's degree in Construction Management or related field preferred5+ years of estimating experience in commercial, multifamily, and/or roofing constructionStrong understanding of commercial roofing systems including TPO, EPDM, PVC, modified bitumen, shing, tile, metal roofing, coatings, and waterproofing systemsKnowledge of construction means and methods, building systems, and local building codesAbility to read and interpret architectural, structural, civil, MEP, and roofing plansExperience conducting field measurements, roof inspections, and condition assessmentsProficiency with estimating and project management software such as Bluebeam, Estimating Edge, Dynamics 365, CompanyCam, and XactimateStrong analytical, mathematical, organizational, and problem-solving skillsExcellent communication, negotiation, and client relationship abilitiesAbility to manage multiple estimates, bids, and deadlines simultaneouslyPreferred ExperienceExperience estimating ground-up multifamily developments, mixed-use projects, tenant improvements, commercial renovations, and reroofing projectsFamiliarity with conceptual estimating, GMP budgeting, and preconstruction planningKnowledge of subcontractor buyout, procurement, and vendor management processesExperience working with developers, owners, architects, consultants, and design teams during preconstructionFamiliarity with manufacturer specifications, warranty requirements, and roofing assembly systemsCompensation & BenefitsCompetitive salary based on experiencePerformance-based bonus opportunitiesHealth, dental, vision insurance, Life, LTD, STD, Health Saving, etc.Paid time off and company holidays401(k) with company matchCareer advancement and professional development opportunitiesWork EnvironmentFull-time office-based position with occasional project site visits and roof inspectionsCollaborative, fast-paced construction environmentSome extended hours may be required during bid deadlinesRange: $80,000-$100,000
