Maintenance Technician

Job Description Job Summary: Talent Connect maintenance team members are critical, front-line members of our team who have a direct impact on our property management operations. This role helps maintain property appearance, responds to service requests from residents/tenants, supports the proper functioning of equipment and systems, and collaborates with a range of Redstone colleagues and specialized vendors. A professional attitude and team focused mind-set are essential.Reports to : Maintenance ManagerSupervises: N/AWage Status: Non-Exempt (eligible for overtime)Normal Hours: 40 Hours per week. Note, talent Connct maintenance personnel are required to assume duties for after-hours on an on-call basis where overtime pay is provided. On call for this position is typically on a six-week rotation, however this can vary.Duties and Responsibilities:Perform routine maintenance and repairs across multiple systems and components, including electrical, plumbing (water lines), HVAC, appliances, building structures (stairs, gates, fences, patios, railings), flooring (tile, carpet, and other surfaces), roofing and gutters, interior and exterior lighting, gas fixtures, doors, windows, cabinets, shutters, locks, and security systems, as well as addressing ceiling leaks, completing light carpentry, drywall and painting work, and performing basic janitorial and grounds duties such as debris and trash removal.Assist with apartment turnovers by preparing units for new residents in accordance with established checklists.Adhere to all maintenance and purchasing policies, including property inspections, work order procedures, landscaping and grounds standards, safety requirements, special maintenance items, and inventory control systems.Conduct ongoing property inspections, document deficiencies, and report findings to the Team Lead.Execute preventive maintenance programs in accordance with property and equipment guidelines.Comply with all safety regulations to prevent injury and avoid damage to equipment and property.Use a company-provided mobile device or tablet to accurately complete work orders, reports, and logs.Report any accidents or emergency issues immediately to appropriate personnel.Perform other duties as assigned.Tools & Equipment:Safety Gear Required:• Back support belt, goggles, gloves, mask, and other PPE as required by the task.Tools/Equipment Operated:Hand Tools: Wrenches, hammers, saws, snips, posthole diggers, etc.Power Tools: Grinders, sanders, drills, saws, etc.Lifting Aids: Dollies, hand trucks, ladders, jacks, hoists.Mechanical Equipment: Motors, pumps, compressors, electric and manual augers.Technology: Maintenance software, smartphone, tablet, and computer.Physical Requirements:Must be on feet and physically active 66–100% of the time.Frequent bending, stooping, squatting, climbing, pushing, and pulling.Ability to lift and carry:o 1–25 lbs: Constant needo 25–75 lbs: Frequent needo 75–150 lbs: Occasional need (team lift required)Over 150 lbs: Rare need (team lift required) Note: Lifting and carrying of weights exceeding 75 lbs. is to be accomplished with assistance from one or more persons.Mental/Emotional Requirements:Ability to work efficiently in a fast-paced, service-oriented environment.Demonstrates resilience and maintains composure under pressure.Capable of independent problem-solving and task execution.Comfortable receiving direction and collaborating as part of a team.Maintains professional, courteous interactions with colleagues, tenants, vendors, and the public.Exercises problem-solving skills.Interacts with co-workers, supervisors, vendors, sub-contractors, owners, tenants, and public in a professional and pleasant manner.Driving/Traveling Requirement:• Frequent local travel using company-provided vehicle to access assigned properties and vendors.• Valid driver's license with a clean driving record is required.Essential Job Functions:Our team works collaboratively and proactively to deliver exemplary customer service in support of our service standards: Safety, Courtesy, Inclusivity, Efficiency, and Price of Place.
