This role combines janitorial, maintenance, and HOA community upkeep responsibilities, with a strong emphasis on attention to detail and independent work.Schedule & CompensationFull-timeSchedule:Saturday – Wednesday, 7:00 AM – 3:30 PMMinimal overtimePay:$28.00 – $32.00 per hour, direct experience highly considered.Company-Provided CellphoneDuties & ResponsibilitiesClubhouse & FacilitiesClean great room floors, hallways, kitchen, and appliancesClean and maintain bathrooms (including mopping floors)Refill paper towels, toilet paper, and soap dispensersSet up tables and chairs for HOA meetingsClean windows, walls, baseboards, and lighting as neededInspect and maintain furniture inventoryDe-web interior and exterior areasPrepare clubhouse for rentals and inspect after eventsMeet renters and provide access (primarily weekends, occasional weekdays)Monitor lake levelsPower wash entry walkwaysMaintain trash enclosures and surrounding areasOutdoor & Community AreasPick up trash in parking lots, patios, gazebo, dock areas, and roadwaysBlow off tennis courts and empty court trash cansMaintain cleanliness of parks and playground areasRefill pet waste stations (Fido bag dispensers)Sweep wood chips back into playground pitsReplace basketball nets as neededHose down tables and concrete areas monthlyPool Area (Seasonal)Clean lifeguard station and empty trash dailyMaintain pool bathrooms dailyPower wash pool deck weeklyClean pool equipment area weeklyRespond to lifeguard concernsMaintenance & General WorkPerform light plumbing, electrical, and general repairsPaint graffiti and community walls (including wall along the berm)Repaint red curbs as neededReport irrigation issues (leaks, broken sprinklers)De-web streetlights, gates, and keypadsOrder and maintain supplies (accounts provided)Assist with property inspections as directedPick up and dispose of road hazards (including roadkill if necessary)RequirementsWhat You OfferMinimum 1 year of janitorial experience (required)One year of experience with light maintenance, painting, plumbing, or electrical workComfortable working independently for extended periodsStrong attention to detail and accountabilityAbility to lift up to 50 lbsMust own a truck (required: mileage reimbursement provided)Valid driver’s license with clean driving recordAbility to use Microsoft OfficeInternet-based timekeeping systemsStrong communication and basic reporting skillsWork LocationPosition is located in Stockton at our Homeowner's Association Client.
