About the Organization:We are a mission-driven healthcare organization dedicated to providing high-quality skilled nursing, rehabilitation, and long-term care services is looking for an occupancy specialist!Position Overview:The Occupancy Specialist manages all phases of tenant occupancy for affordable housing programs, including HUD and Project-Based Section 8. This role oversees applicant screening, eligibility verification, recertifications, rent calculations, waiting lists, and lease administration while ensuring compliance with federal, state, and local regulations. The position reports to the Housing Manager and works alongside the Assistant Housing Manager.Key Responsibilities:Screen and interview prospective residents, verify eligibility, income, and assetsConduct initial certifications, annual and interim recertificationsManage waiting lists and resident databases; maintain accurate recordsDraft and execute leases, amendments, and move-in/out coordinationCollaborate with property management, leasing, and compliance teamsEnforce fair housing, occupancy, and subsidy regulationsProvide excellent customer service to residents and applicantsQualifications:2–5 years of experience in affordable housing, Section 8, or HUD programsStrong computer skills, including Microsoft Word, Excel, and OutlookKnowledge of occupancy regulations and compliance requirementsBilingual preferred but not requiredHigh school diploma or GED; willingness to pursue Occupancy Specialist certificationWhy Join Us:Supportive, mission-driven work environmentOn-site parking availableOpportunity for professional growth and certification
