Property Maintenance Technician (Commercial & Residential)The Property Maintenance Technician is a versatile "multi-trade" professional responsible for the upkeep of a diverse property portfolio. This includes high-volume commercial facilities (restaurants, country club kitchens, and event spaces) as well as private residential structures (cabins and homes). The ideal candidate is comfortable pivoting between industrial-grade systems and residential-level finishes, ensuring a premier experience for both guests and members.Essential Duties & ResponsibilitiesDual-Environment Plumbing:Commercial: Maintain high-capacity grease traps, commercial dishwashers, and industrial flushometers.Residential: Repair home-style fixtures, water heaters, and appliances in guest cabins.Septic: Monitor and maintain property-wide septic systems, lift stations, and leach fields.Commercial Kitchen & HVAC Support: Perform basic PM on walk-in coolers, ice machines, and commercial exhaust hoods, alongside residential HVAC filter and belt changes.Electrical (Basic): Troubleshoot 120/277V commercial lighting and ballasts, as well as residential 120/240V outlets, switches, and ceiling fans.Pool Technician: Manage chemical balancing and filtration for property aquatic facilities.Carpentry & Aesthetics: Execute "Make-Ready" turnovers for residential cabins; perform drywall, painting, and trim work. Maintain commercial door hardware (closers/exit devices).CMMS/Ticketing: Efficiently prioritize tasks across the campus using the digital work order system.Event & Grounds Support: Assist with event setup/breakdown and general property upkeep (e.g., pressure washing).Required Qualifications & ExperienceExperience: Minimum 2 years of maintenance experience in a mixed-use environment (e.g., resorts, estates, country clubs, or campus-style facilities).Hybrid Skill Set: Proven proficiency in both commercial kitchen/facility maintenance and residential/apartment repair.Systems Knowledge: Specific experience with septic systems and high-volume plumbing is required.Self-Starter: Ability to work independently across a large, spread-out property with minimal supervision.Professionalism: No visible tattoos (neck, face, or hands). Must pass a background check and have a valid driver's license.Schedule & CompensationShift: First and Second Shift (e.g., 7AM - 4PM, 11:30 AM - 8:00 PM or 1:30 PM - 10:00 PM) to support evening events. You will be scheduled based on the needs of the business.Operational Days: Weekend and holiday work is required as part of the Sunday-Saturday schedule.Pay Rate: $18 - $20 per hour (DOE).
