Chief Operating Officer - Property Management
The Chief Operating Officer - Multifamily Operations & Asset Management (COO) is responsible for the overall operational performance of a multifamily portfolio, including property operations, facilities, maintenance, resident experience, compliance, and team performance. (Approximately 4,500 apartment units)This executive leader drives operational excellence, NOI growth, occupancy, resident retention, and organizational accountability while preserving and strengthening the company’s culture and reputation for providing best-value living.The COO serves as the senior operational leader for the organization and is accountable for translating ownership vision into execution across the portfolio.Key ResponsibilitiesOperational LeadershipDevelop and implement operational strategies that improve performance, efficiency, and resident satisfaction.Ensure consistent execution of company standards, policies, and procedures across all communities.Establish accountability measures, operational metrics, and process improvements company-wide.Financial Performance & Asset OptimizationPartner with ownership and finance teams to drive NOI and revenue growth.Monitor occupancy, collections, delinquency, retention, concessions, and expenses.Analyze operational and financial reporting to identify trends, risks, and opportunities.Assist with budgeting, forecasting, and capital planning while ensuring properties operate within budget expectations.Team Leadership & CultureLead, mentor, and develop operational leaders and support teams.Foster a culture of accountability, communication, urgency, and results.Support recruiting, employee development, and retention initiatives while aligning teams with company goals.Resident Experience & Property StandardsMaintain high standards for curb appeal, maintenance response, cleanliness, and resident service.Drive resident retention and customer service performance.Oversee escalated resident concerns and operational challenges while balancing resident and financial objectives.Facilities, Compliance & Risk ManagementPartner with facilities and maintenance leadership to oversee preventive maintenance, capital projects, and vendor management.Ensure operational readiness for emergencies, seasonal operations, and risk management.Maintain compliance with safety standards, housing regulations, and company procedures.Strategic LeadershipServe as a member of the executive leadership team.Participate in strategic planning, acquisitions, operational transitions, and technology improvements.Provide operational reporting, recommendations, and growth strategies to ownership.QualificationsRequired Experience10+ years of operational leadership experience in multifamily property management or related real estate operations.Proven success leading multi-site operations, large teams, and regional leadership.Strong financial and operational acumen with demonstrated success improving NOI and operational performance.Comprehensive understanding of multifamily operations, maintenance, budgeting, compliance, and resident relations.Skills & CompetenciesStrong executive leadership, communication, and decision-making skills.Ability to drive accountability and operational execution while maintaining team culture.Strategic, data-driven thinker with strong analytical and problem-solving abilities.Ability to manage multiple priorities and lead through growth and organizational change.Preferred QualificationsBachelor’s Degree and Master's Degree in Business, Real Estate, Management, or related field preferred.Experience with Entrata or similar property management software preferred.CPM, CAM, CAPS, or related certifications are a plus.Position ExpectationsPortfolio-wide operational oversight with travel as needed.Availability to respond to major operational issues and emergencies.Visible leadership presence across communities and teams.Commitment to maintaining company culture, standards, and long-term operational success.Compensation & BenefitsCompetitive executive compensation package including salary, bonus opportunity, benefits, PTO, 401K, life insurance, Employee Assistance Programs, and professional development opportunities.Expected Annual Salary: $200,000 – $300,000Expected Performance Bonus: 20% – 30% of base salary
