On-call and responsible for responding to any & all emergency work order calls on Friday nights and weekends.RCCHA reserves the right to hire more than one candidate based upon the hours/schedule qualified candidates have available.Job Summary:Duties include responding to tenant emergency calls about lack of heat, lack of electricity, break-ins/access and water related issues. Grounds maintenance - mowing with push-type and riding mowers, edging, trimming, raking and debris pick-up, reseeding, fertilizing, installing and repairing curbing, pavement and sidewalks and snow removal. Cleaning of vacant units, office buildings and common areas, fleet and shop space and providing labor support to other maintenance mechanics and any other tasks as assigned.Examples of DutiesMAJOR ESSENTIAL DUTIES & RESPONSIBILITIES:Receives, promptly responds, and addresses tenant call-ins for emergency (12 hrs..) and urgent (24hrs.) work orders; things that pose an immediate threat to safety or health or might cause further damage to property if not corrected immediately. These include water pipes breaking, no electricity in the unit, serious leaks in the roof, walls, and windows, as well as toilet or sink overflows (plumbing back-ups), no heat in the winter, fires, accidents, natural disasters, break-ins, and vandalism.Performs miscellaneous maintenance-related tasks such as unstopping sinks, tubs, and commodes; repairing drains and commodes; replacing ceiling or wall receptacles, light switches, or blown fuses, batteries; minor paint jobs, furniture moving, and similar work. Responsible for the cleaning, upkeep & proper storage of all maintenance equipment.Performs specific grounds care tasks as mowing, trimming, edging, pruning, weeding, raking and disposing of leaves/refuse; fertilizing, watering, reseeding, applying fungicides, herbicides, insecticides and sterilant, sweeping walks and drives; patching parking lots and drives, repairing signs, removing snow, spreading sand and/or ice melt, etc.Performs custodial tasks related to the visual appearance and upkeep of properties, such as cleaning out vacant units, cleaning offices, and office/building common spaces. Work tasks include dusting, sweeping, mopping, vacuuming, washing windows, walls, and annual furnace cleaning, stripping and buffing floors, cleaning appliances, and windows.Reports to the immediate supervisor any items requiring maintenance as well as any unusual or unsafe conditions.Performs other duties as assigned by the Maintenance Superintendent.SUPERVISORY AUTHORITY: None.Typical QualificationsREQUIRED KNOWLEDGE, SKILLS & ABILITIES:Knowledge of cleaning materials, equipment and methods commonly employed in the custodial care and cleaning of buildings, facilities and equipment.Knowledge of general grounds care procedures and maintenance.Ability to exercise care in the use of materials, equipment, and tools.Ability to follow oral and written instructions; to read and write.Ability to perform tasks requiring moderately heavy manual work.Ability to establish and maintain effective working relationships with other employees, tenants, and the general public.Ability to operate & maintain powered grounds care equipment such as mowers, edgers, trimmers, blowers, and chainsaws.QUALIFICATIONS:Must have completed the 8th grade. Graduation from an accredited high school is desirable.Previous custodial/janitorial and grounds care experience.Previous work experience as in the maintenance and/or handyman field.Must be able to troubleshoot and fix emergency water, heat and electric related issues such as leaking pipes, toilet/sink overflows, non-working furnace/boiler, lack of electricity independently.Must be able to perform basic residential building maintenance.Must possess and maintain a valid State Driver's license to acquire and maintain employment.Must be able to work a flexible schedule including nights and weekends, and have the ability to physically respond to on-call calls within short notice.Supplemental InformationPERSONAL CONTACTS: Daily recurring contact with Housing Authority staff and tenants/residents.PHYSICAL REQUIREMENTS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Work will be in office space, shop, housing units and the field (outdoors). Work will include both indoor and outdoor work which means an employee can be exposed to wet, humid, extreme heat and/or cold conditions. Employee may also be exposed to moving mechanical parts, heights, fumes, airborne particles, toxic or caustic chemicals (paint, varnish, floor strippers, cleaning/disinfecting supplies). The noise level in the work environment will fluctuate based upon the task.
