Project Coordinator – Data CentersWhat this job involves:The Project Coordinator is the financial backbone of data center and construction projects, directly responsible for all financial transactions from project initiation through closeout. This role demands exceptional organizational skills, flexibility, and the ability to manage multiple priorities simultaneously. You'll execute the financial aspects of assigned projects while supporting process improvement initiatives, maintaining critical financial documentation, and serving as a communication hub between project managers, vendors, general contractors, and subcontractors throughout the entire project lifecycle.Your day-to-day tasks will include:Managing all vendor invoices and applications for payment from general contractors and subcontractors, including issue resolution and payment tracking through completionCreating, reviewing, and distributing Purchase Orders and Change Orders to construction vendors and subcontractors, ensuring executed copies are properly stored per folder structure requirementsTracking and expediting all financial transactions (Budget Requests, Commitments, Change Controls, Invoicing) within client-based software to ensure workflows are completed within 48 hoursConducting quality assurance reviews of backup documentation, cost codes, and construction change orders to ensure alignment with contract requirements and construction industry processesMonitoring project health reports, closeout trackers, and data accuracy for data center and construction projects, updating records as needed to maintain data integrityCoordinating weekly or bi-weekly touchpoints with Project Managers to align administrative and financial responsibilities with construction milestones and deliverablesManaging document control for construction documents, specifications, and submittals while ensuring proper folder locations and naming convention adherenceSupporting project closeout activities including final lien waiver tracking, subcontractor diversity reporting, commitment reconciliation, and substantial completion documentationAssisting with vendor management updates, software access requests, and onboarding support for new team members on construction-specific processesDesired experience and technical skills:Requirements:Strong accounting and analytical skills with demonstrated understanding of construction financial processesProficiency in Project Development Services (PDS) technology and client-based project management softwareAdvanced proficiency in Microsoft Office Suite (Excel, Word, PowerPoint)Knowledge of construction contract administration, purchase orders, and change order managementUnderstanding of lien waiver requirements, affidavits, and construction payment processesExcellent organizational skills with proven ability to manage multiple priorities and meet tight deadlinesStrong written and verbal communication skills for vendor coordination and stakeholder engagementDetail-oriented approach with commitment to data accuracy and quality assuranceAbility to work collaboratively in virtual environments using Zoom/Teams platformsRequired qualifications:Bachelor's degree in Business Administration, Engineering, Construction Management, or related field. 2+ years of experience in project coordination or a similar role within the real estate industry. Strong organizational and time management skills, with the ability to prioritize tasks and meet deadlines effectively. Excellent communication and interpersonal skills, with the ability to collaborate with diverse teams and stakeholders. Proficiency in project management software and tools, such as MS Project or similar applications. Solid understanding of project management principles and methodologies. Attention to detail and analytical mindset, with the ability to identify and resolve issues proactively. Preferred qualifications:Experience working with cross-functional teams in a multinational environment. Strong problem-solving skills and the ability to think creatively to overcome challenges.
