Seeking a strong team player with experience in building and mechanical maintenance and repair. Position is day shift, working onsite Monday through Thursday, 7:00 AM to 5:30 PM. Will be part of on-call rotation.Required:Essential Functions:Diagnoses, troubleshoots, maintains, and repairs heating, ventilation air conditioning and refrigeration equipmentAlso performs service to pumps, fans, kitchen equipment, dishwashers, a variety of plumbing fixtures and other mechanical equipment as necessaryUtilizes the building automation system to track building conditions and the operation of facilities equipmentAssists lower level technicians with work assignments and coaches as appropriateCreates and modifies site operations procedures for equipment and recommends facilities reliability improvementsPerforms preventive maintenance on HVAC, Plumbing, Mechanical, and related control systems as scheduled in the Computerized Maintenance Management System (CMMS)Performs mechanical upgrades and installations in accordance with code requirements and manufacturers recommendationsUtilizes strong computer skills to complete and document work as well as communicate with customers and the ClientResponds and provides service and feedback to the customer on all work orders while assuring compliance to codes, regulations, site policies and industry standardsUnder general supervision, performs tasks that reflect substantial variety and complexity. Relies on experience and judgment to plan and accomplish goalsRecommends measures to improve maintenance methods and equipment performanceAnalyzes and resolves work problems, or assists workers in solving work problemsUnderstands company policies and enforces safety regulationsSafely performs functions of the position including following proper safety guidelines such as job hazard analysis, lockout/tagout, and wearing PPE as requiredOperates various measuring, diagnostic and testing instruments to help provide energy efficiency solutionsOperates a variety of equipment such as hand tools, laptop computers and diagnostic hardware to perform workMaintains a strict schedule in order to be successful in the assignmentFlexible in the day-to-day activities and scheduling for the benefit of the customerProvides adequate response to a variety of facility issues to include plumbing, electrical, roofing and other carpentry emergenciesMust have availability to respond to after-hours emergencies on-site only as neededMust have ability to read and understand repair manuals, specifications, drawings, and schematic diagramsOther duties as assigned by Manager or SupervisorRequired QualificationsHigh School graduate or GEDAt least 2 years of experience with maintenance & repair of boilers, controls or commercial HVAC systemsPhysical RequirementsHave the ability to regularly lift up to 50 lbsHave the ability to regularly climb extension ladders, roof ladder, stepladders, and stairs as required during shiftHave the flexibility to bend/stoop, squat repetitively during shiftHave the ability to stretch/reach on a repetitive basis for shiftHave the ability to walk extensively throughout the facility for shiftPreferred Qualifications:Boiler operator license or equivalent experienceCMMS training or certification, particularly with Niagara BMS
