Commercial Project Manager

Job Description As a Project Manager at Kiwi Newton Construction LLC, you'll take the lead in driving complex commercial and institutional construction projects from planning to completion. You'll oversee project contracts, schedules, budgets, and quality standards while coordinating with architects, engineers, subcontractors, and internal teams to ensure every build meets our high standards of excellence. Acting as the central link between the office and the job site, you'll play a key role in delivering projects safely, on time, and within scope—helping shape innovative, sustainable spaces that define Kiwi Newton Construction LLC reputation for quality and precision.Position Details:Location: Ronald Reagan Washington National Airport, Arlington, VAFull Time, Contract untill October 2026Monday to Friday, 8am-5pmFull time on sitePrimary Responsibilities:Plan, organize, and oversee all phases of construction projects to ensure delivery on time, within scope, and on budgetCoordinate and communicate effectively with clients, architects, engineers, subcontractors, and internal teamsMonitor and manage subcontractor performance, ensuring quality workmanship and adherence to safety standardsReview and interpret drawings, specifications, codes, and schedules to guide project executionConduct regular project meetings, maintain documentation, and provide progress updates to leadershipNegotiate and prepare contracts with subcontractors, suppliers, and clients, ensuring clarity of scope and termsTrack project costs, budgets, and forecasts using Procore and other project management software toolsIdentify and manage changes in project scope through formal change orders and documentationOversee procurement and timely delivery of materials, equipment, and supplies to meet project schedulesEnsure compliance with all applicable building codes, permits, and safety regulationsMaintain accurate project records, reports, and correspondence throughout the project lifecycleCollaborate with Site Superintendents to resolve on-site challenges and maintain efficient workflowImplement and uphold Kiwi Newton Construction LLC quality and safety standards across all projectsSupport and mentor project staff, ensuring performance expectations and company policies are metReport regularly to senior leadership on project status, key risks, and opportunities for improvementRequired Skills & Qualifications:Minimum 10 years of construction project management experience, including at least 5 years in commercial construction (REQUIRED)Degree or technical training in Engineering, Architecture, or a related fieldProven ability to develop and manage contracts, project schedules, budgets, and critical paths effectivelyGold Seal Certification considered an assetStrong understanding of construction disciplines including civil, mechanical, electrical, and HVAC systemsSkilled in reading and interpreting drawings, specifications, and building codesExcellent communication, leadership, and collaboration abilities with teams, subcontractors, and clientsStrong analytical, organizational, and problem-solving skillsPhysically capable of performing site visits and working in varied indoor and outdoor conditionsWhat We Offer:Project Completion Bonus (based on salary)Employer Contributions Toward Benefits and Retirement SavingsVacation timeClothing allowanceInterested in joining the Kiwi Newton Team?
