JOB TITLE: UTO Make Ready Technician FLSA: Non-ExemptIMMEDIATE SUPERVISOR: Unit Turnover ManagerPURPOSE OF JOB: The Primary responsibility is to assist in the transitioning of a vacated unit, cottage in order to enhance its appearance and bring the units condition to “Pristine Market Ready”. Responsible for service of all systems (plumbing, electrical, appliances), repairs, and upgraded improvements of the Army Residence Community’s cottages and apartments programmed for turnover to Sales for showing prospective residents. This job includes giving recommendations to the Manager to ensure the living-unit is completely ready for moving into a week before scheduled. This position is also tasked to perform duties as assigned with regards to community special projects.This is a civilian role, you do not have to be enlisted to apply.DUTIES & RESPONSIBILITIES:The services listed below are not all inclusive; however, they are indicative of the types of services normally performed by the Make Ready Technician.Complete all duties regarding make-ready/vacant units in a timely manner.Change out and rekey locks, as requested.Service general plumbing needs (replacing/fixing toilets, kitchen & bathroom faucets, garbage disposals) and basic electrical needs (light switches, ceiling fans, receptacles, etc.) of the property.Service appliances, window treatments, flooring and finishes as necessary.Replace burned out light bulbs with LED replacements, broken globes, etc., inside and outside the property, as needed.Performs corrective maintenance and satisfies residents’ needs following company procedures when completing service requests, work orders.Identifies & Reports condition of property in general and reports any risk related circumstances to SupervisorResponsible for pre-inspections/”showcase preparation” on all company owned cottages and apartments in anticipation of turning the unit over to Sales as a finished product; maintaining the given schedule. (inspection of the grounds, buildings, plumbing, electrical fixtures, appliances and major equipment for function & appearance)Must be familiar with location of power, water turnoff valves, clean-out traps, fire extinguishers and fire hydrants on the property.Must clean up thoroughly after performing work, at every locationNotifies Supervisor, as directed, regarding any supplies necessary to complete service requests. Assists in maintaining inventory of tools, equipment and supplies.Must follow company procedures regarding safety and emergencies.Must attend employee meetings and training seminarsMust wear company uniform and badge during work hours.Prepare and finish all interior and exterior surfacesMove, install, repair, replace all household appliancesAssist with repair, replacement of cabinetry and drywallQUALIFICATIONS & REQUIREMENTS:High School diploma or equivalent.3 plus successful years related experience requiredAbility to communicate effectivelyReliable transportation.Valid, current Driver’s License.Uses good safety habits at all times.Professional & Neat, Clean appearance.Ability to work well in Team environment with wide range of people.Must be willing to work overtime if neededHours are Mon – Fri (8 – 4:30) or as needed by the ARC, schedule may change as the needs of the ARC require, may be necessary to work weekend on occasion or as required.High level of accuracy and attention to detail to ensure repairs & quality of work are completed in a timely manner.Must be flexible regarding work assignmentsComply with OSHA standardsNeeds to be thorough, reliable, responsible, honest, organized, flexible and service-oriented.Ability to work independently, prioritize work assignments and multi-task assignments as well as work as a member of a teamThe ability to teach, mentor and coach other employees if and when requiredHigh level of accuracy and attention to detail to ensure repairs and quality work are completed in a timely mannerPossesses basic knowledge of the following: Electrical systems Plumbing systems Painting procedures Computer LiterateENVIRONMENTAL & PHYSICAL WORKING CONDITIONS:Must be able to withstand working outdoors in a variety of weather conditions to include heat & coldConstant climbing (ascending, descending) ladders, stairs, scaffolding, ramps, poles, etc., to include using feet, legs, hands, armsMust be able to sit, stand & walk for long periods of time as required by taskMust be able to lift, push or pull 30 - 50 lbs., kneel, stoop and bend for moving furniture, appliances correctly and safely without damaging the appliance or unitAbility to maintain equilibrium to prevent falling from high places or when walking, standing or crouchingBody dexterity is vital.Job Type: Full-timePay: From $14.41 - 16.30 per hourThis job is a civilian position and does not require military service (including commission and enlistment)
