Job Description Position OverviewWe are seeking an experienced Project Manager to oversee high-end residential renovation projects in Manhattan.This is a primarily on-site role, requiring regular presence at active job sites to coordinate trades, maintain quality, and ensure projects run efficiently.In addition to core project management responsibilities, this role includes pre-construction (estimating, proposals) and select operational support, allowing the right candidate to take ownership of projects from initial budgeting through final completion.This is an ideal role for someone who thrives in the field, takes pride in execution, and wants to play a meaningful role in how a growing company operates.Key ResponsibilitiesOn-Site Project Leadership (Primary)Be physically present on job sites to coordinate and oversee daily construction activityManage subcontractors, sequencing, and field operations in real timeEnsure workmanship meets SCHiM's standards of quality and detailIdentify and resolve issues proactively before they impact schedule or costMaintain a clean, organized, and professional job siteProject ManagementManage multiple projects at the same time from pre-construction through close-outDevelop and maintain schedulesServe as the primary client point of contact during constructionTrack budgets and manage change ordersCoordinate with architects, designers, and building managementManage permits, inspections, and NYC compliancePre-Construction: Estimating, Proposals & ContractsPrepare project budgets and estimates based on drawings and walkthroughsSolicit and level subcontractor bidsDevelop clear, client-friendly proposals and scope breakdownsAssist in preparing contracts and supporting documentsInsurance & Compliance CoordinationTrack subcontractor insurance (COIs) and ensure complianceCoordinate insurance requirements with building managementSupport overall project compliance and documentationOperations Support (Secondary)Assist in improving workflows across project management and estimatingHelp standardize documentation, proposals, and processesSupport subcontractor performance tracking and systemsContribute to improving cost tracking and reportingWork EnvironmentThis is a field-first role with the majority of time spent on active job sites in ManhattanSome time will be spent on administrative tasks (estimating, proposals, reporting), typically before/after site hours or as neededCandidates should be comfortable moving between job sites and handling both field and office responsibilitiesQualifications5+ years of experience in residential construction project managementStrong experience managing projects on-siteHigh-end renovation experience preferredManhattan co-op/condo experience preferredStrong estimating and budgeting experienceExcellent communication and organizational skillsCompany DescriptionSCHiM is a boutique, family-owned general contracting firm specializing in high-end interior renovations throughout Manhattan and select projects in Brooklyn.
