Job Description
Position Overview The Lead Superintendent is responsible for overseeing large-scale multifamily and mixed-use construction projects from site mobilization through final completion. This role provides overall field leadership, managing multiple Superintendents and jobsite teams while ensuring projects are delivered safely, on schedule, and to the highest quality standards.Projects typically include ground-up multifamily developments such as podium, wrap, and garden-style communities, often with amenities, structured parking, and mixed-use components. These projects require strong coordination across trades and the ability to manage complex construction sequencing in dynamic environments.Key Responsibilities Lead and oversee field operations across one or multiple multifamily projects.Supervise and mentor Superintendents, Assistant Superintendents, and field personnel.Develop and enforce project schedules, sequencing, and site logistics plans.Coordinate all subcontractors and trades to ensure efficient workflow and productivity.Ensure all work meets project plans, specifications, and quality standards.Promote and enforce jobsite safety practices and OSHA compliance.Conduct regular site walks to monitor progress, identify risks, and resolve issues proactively.Collaborate closely with Project Managers to align budget, schedule, and field execution.Lead jobsite meetings and maintain communication with ownership, consultants, and stakeholders.Review drawings and identify constructability challenges and coordination conflicts.Oversee inspections, permitting, and regulatory compliance requirements.Ensure successful project closeout including punch list completion and final turnover.Qualifications 10–15+ years of experience in construction, with at least 5+ years as a Superintendent on multifamily projects.Proven experience managing ground-up multifamily developments (podium, wrap, or garden-style).Experience leading large jobsite teams and coordinating multiple trades.Strong understanding of construction sequencing, scheduling, and site logistics.Ability to read and interpret construction drawings, specifications, and contracts.Strong leadership, communication, and organizational skills.Ability to manage multiple projects or phases simultaneously.Preferred Qualifications Experience working on mixed-use, affordable housing, or high-density residential projects.Familiarity with design-build or construction management delivery methods.Proficiency with construction management tools such as Procore, Bluebeam, or scheduling software.OSHA 30 certification or equivalent safety training.
