Dalian is part of the broader family of companies, including CloudHQ and WindHQ, known for an entrepreneurial approach, creative problem-solving, and a culture of ownership.What The Role EntailsDalian Development is seeking a Project Manager, Design & Construction to lead the execution of multifamily and mixed-use projects while participating in broader development activities.Because our team is small, this role offers a rare opportunity to influence projects from the earliest feasibility assessments through design, construction, and turnover. You will collaborate closely with senior leadership, gaining visibility into how investment decisions are made, how projects are underwritten, and how strategic priorities shape design and construction direction. This is an excellent fit for someone who wants to grow beyond technical execution and develop into a well-rounded development professional.This role is ideal for someone with strong technical and project management capabilities who also wants exposure to feasibility, underwriting inputs, entitlements, and other development functions. Our hands-on team structure ensures meaningful involvement across the full development lifecycle.What You Will Get to DoDesign & Construction ManagementManage architects, engineers, consultants, and GCs as the Owner's RepresentativeOversee design development, drawing reviews, and constructability evaluationsMaintain budgets, forecasts, cost controls, and change managementTrack schedules, milestones, and critical path progressLead OAC meetings and coordinate all project communicationsConduct site visits to evaluate progress, quality, and complianceManage permitting and jurisdictional coordination as neededDevelopment SupportProvide cost, schedule, and constructability inputs for feasibility and underwritingSupport due diligence (survey, environmental, geotech, zoning, market studies)Assist with lender reporting, draw requests, and investor updatesCollaborate on unit layouts, amenities, and operational considerationsParticipate in pre-turnover and lease-up coordinationRequirementsWhat You Bring to The RoleBachelor's degree in Architecture, Engineering, Construction Management, Real Estate, or related fieldMinimum 5 years of experience; 7+ years preferred in Owner's Rep work, architecture, construction management, or development managementStrong understanding of multifamily building systems, construction methods, and code complianceProficiency with Procore, Bluebeam, and advanced Excel for project management, document review, and cost trackingStrong communication, coordination, and problem-solving abilitiesInterest in expanding beyond project execution into broader development responsibilitiesAbility to thrive in an entrepreneurial, fast-paced environmentWillingness to travel 20%+Our Ideal Candidate Will Also PossessLEED AP, PMP, AIA, PE, or similar credentialsExperience with podium or wrap multifamily projectsFamiliarity working in multiple permitting environmentsIndustry involvement (ULI, NAIOP, NMHC)What We OfferDalian's people and culture are the most enriching aspects that make us a great place to work.
