Assistant Project Manager, Real Estate Development
Orange County, CA | Full-Time | On-Site (Initial)A rapidly growing real estate development firm is seeking an Assistant Project Manager to support the execution of large-scale multifamily and affordable housing projects across Southern California.This is a high-exposure opportunity to work directly with senior leadership and gain hands-on experience across the full development lifecycle — from site selection through construction and closeout.This is not a coordination role. This position is designed for someone who wants to grow into a Project Manager and take ownership of deals over time.What You’ll Actually Do
Support the execution of multifamily and affordable housing developments from predevelopment through construction and closeout
Assist in managing project schedules, budgets, and cost tracking, including change orders and risk mitigation
Build and maintain financial proformas in Excel and support capital stack analysis (debt, equity, tax credits, and public funding)
Coordinate with architects, engineers, contractors, consultants, and municipal agencies
Participate in entitlement and permitting processes, including working with local jurisdictions
Support procurement processes including RFPs, bid leveling, and contract coordination
Track project documentation including drawings, permits, and consultant deliverables
Monitor project progress and communicate updates internallyWhat You Need to Succeed
2–5 years of experience in real estate development, construction, or a related field
Direct exposure to multifamily development projects (ground-up or major rehab)
Experience working on at least 3+ projects across multiple phases
Strong financial acumen with the ability to build or modify proformas in Excel
Working understanding of how real estate development deals are structuredStrongly Preferred
Exposure to affordable housing development and LIHTC or other tax credit programs
Familiarity with California entitlements, permitting, and building codes
Experience working with general contractors and construction teams
Exposure to sustainability standards (LEED or similar)Tools & Systems

Full-time, on-site in Orange County for the first 3–6 months
Transition to a hybrid schedule based on performance and project needs
