Property Managers are the cornerstone of our team. They are responsible for building motivated and trustworthy teams who consistently deliver a notably higher level of service to our residents. The Property Manager is tasked with maximizing the operating performance of our community and executing business plans.Essential Job FunctionsOversee all operations of the community, including maintenance, capital improvements, lease administration, budgeting, forecasting, investor reporting, collections, evictions, expiration management, marketing, lease renewals, service contracts, expense control, Online Reputation Management (ORM), Environmental and Social Governance (ESG), audits, etc.Provide superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitabilityDrive revenues with thorough understanding and analysis of competition and development of creative marketing outreachDevelop, manage, mentor, and lead a high-performing and cohesive leasing and maintenance team to maximize engagement and minimize turnoverAttract, train and retain top talent through interviewing, hiring, performance management, coaching, and progressive discipline.Oversee sales process and provide exceptional tour experience for prospective residentsProactively follow up with current and prospective renters utilizing and maintaining a Customer Relationship Management databaseBuild and maintain relationships with prospects and current residents to ensure retention and satisfactionMaintain a positive living environment for community residents through prompt conflict resolution and consistent follow-upPrepare, manage, and maintain all aspects of overall community budget and financesWork with leasing staff to ensure that leasing/marketing goals are being met.Hold daily meetings with leasing and maintenance teamsPerform property inspections and walk the property regularlyEffectively communicate with cross functional teams in a timely mannerPrioritize ongoing projects and manage essential deadlinesMaintain positive relations with community vendorsOversee payables and invoice processing in a timely mannerPerform any other related duties as required or assignedEducation And Experience5 or more years of multifamily property management experience is required2 or more years of experience as a Property Manager is requiredProficiency with Microsoft Office Suite (Word, Excel, Outlook) is requiredProficiency with property management system RealPage or similar is requiredFinancial acumen and prior experience creating and operating within a budget is preferredBachelor's degree is preferredA valid Driver’s License and reliable transportation may be required based upon specific property needsWho We Are Looking ForSuperior customer service!
