Maintenance Tech/Groundskeeper
The role of the Maintenance Technician is to complete all maintenance needs of the property in all aspects and areas of the property including curb appeal, cleaning, painting, unit make readies, work orders, etc. The Maintenance Technician is a key role to maintain a high level of quality control pertaining to the overall condition of the community through preventative and day to day maintenance needs and therefore a big part
of the community success.
The duties include but are not limited to the following:
Demonstrating exemplary communication, professionalism, confidentiality, leading by example while providing exceptional customer service.
Adheres to Fair Housing guidelines.
Communicates, informs, and reports to Property Manager and Maintenance Supervisor.
Maintains property by investigating and resolving maintenance needs and work orders, inspectingunits, and completing repairs, with support of Maintenance Supervisor.
Participate in general building maintenance, landscaping, curb appeal, cleaning, painting, light checks, etc.
Preserving conditions and cleanliness of all amenities, office spaces and clubhouses.
Performs work orders and completes maintenance repairs as assigned.
Secures property by maintaining security devices such as lighting, fire alarms, entry systems etc.
Assists in tasks associated with Preventative Maintenance Reports and proper documentation.
Completing required education and maintenance training
Painting and graffiti removal.
Responds timely to emergencies during and after hours.
Actively engage in walking the property, cleaning, removing trash, debris and ensuring quality curb appeal. Remove all debris from curb lines daily or more if needed and remove graffiti from all areas.
Completing pre-move out inspections to better plan scheduling and financial goals.
Pre-move out inspections must be completed between the 20th and last day of each month.
Inspect units after move-out and complete a make ready turn using the check list for each unit and
restore the unit to make ready conditions using the checklist.
Be mindful of time management for self and property needs.
Support Maintenance Supervisor in maintaining and storing documentation properly. Including
warranty information, appliance replacement, property inventory and other various reports.
Participate with resident retention programs and community events.
Securing or locking doors as needed including periodically and throughout each day and the close of a
shift/work review of doors specifically holding property or inventory belonging to owner, residents, office area, or employees.
Job Type: Full-time
Pay: $18.00 - $20.00 per hour
Expected hours: 32 – 40 per week
