Maintenance Technician (Apartment Communities)

Our purpose is to build partnerships, improve communities and change lives.OverviewThe Maintenance Technician plays a key role in delivering prompt and professional maintenance services within our multifamily residential portfolio. Depending on business needs, this role may be assigned to a specific property or support multiple properties within a designated region. Responsibilities include addressing service requests, performing skilled repairs, preparing vacant units for turnover, and maintaining the overall appearance and safety of the property. Working closely with property managers and residents, the Maintenance Technician ensures a positive living experience by upholding high standards of care and responsiveness.Key ResponsibilitiesMaintenance & RepairComplete all assigned maintenance service requests and turnover work orders efficiently and professionallyPerform a wide range of repairs including plumbing, electrical, HVAC troubleshooting, appliance repairs, carpentry, and general maintenance tasksConduct move-in/move-out inspections, ensuring units are prepared to property standardsIdentify maintenance issues, determine necessary repairs, and complete work using proper tools and techniquesMaintain work areas in a clean and organized condition, ensuring job sites are left tidy after each taskSupport preventative maintenance efforts for mechanical systems and equipmentParticipate in a rotating on-call schedule to respond to after-hours emergency maintenance needsMonitor property grounds for safety hazards, code violations, and general upkeep including landscaping, snow removal, and curb appeal tasksResident Services & CommunicationProvide excellent customer service by addressing resident concerns promptly, courteously, and professionallyCollaborate with property managers to understand service priorities and ensure timely completion of maintenance tasksRepresent the company in a professional manner during interactions with residents, vendors, and team membersTake ownership of assigned properties, fostering a positive living environment that supports lease generation and renewalsSafety & ComplianceFollow all company safety protocols and comply with OSHA regulations during daily work activitiesReport hazardous conditions, safety violations, or maintenance concerns to management immediatelyUtilize proper personal protective equipment (PPE) and adhere to safe work practices when operating tools or equipmentParticipate in safety meetings and contribute to a proactive safety cultureTechnology & DocumentationUtilize the company's work order system to receive, update, and close maintenance requests in real timeMaintain accurate records of maintenance activities, including service logs, inspections, and inventory trackingSubmit required documentation, including photos or service notes, in accordance with company standardsMonitor daily work orders and prioritize tasks based on urgency and resident impactPerforms other duties and responsibilities as assigned to support business needs and contribute to team success.QualificationsEducation & ExperienceHigh school diploma or equivalent required2+ years of hands-on maintenance experience in multifamily or residential property management preferredValid driver's license and acceptable driving record requiredEPA Section 608 HVAC Certification preferredSkills & CompetenciesTechnical knowledge of residential building systems, repair techniques, and preventative maintenance practicesProficient in rental unit turnovers and skilled in diagnosing and repairing HVAC, plumbing, appliance, and electrical issues with strong troubleshooting and problem-solving abilitiesAbility to read and interpret blueprints, schematics, and technical manualsStrong communication and customer service skills, with the ability to interact professionally with residents, vendors, and colleaguesComfortable working independently and managing time effectivelyDependable, responsive, and able to adapt to changing priorities and urgent needsBasic computer skills for using work order systems, email, and mobile appsPhysically able to lift and move items up to 50 lbsWhy Join Our Team?Join a team committed to resident satisfaction, professional development, and operational excellence.
