About the Role: The Senior Maintenance Technician in Property Management plays a critical role in ensuring the safety, functionality, and aesthetic appeal of residential or commercial properties. This position is responsible for performing advanced maintenance and repair tasks, overseeing routine inspections, and coordinating with vendors and contractors to maintain property standards. The role requires a proactive approach to identifying potential issues before they escalate, thereby minimizing downtime and enhancing tenant satisfaction. The Senior Maintenance Technician also mentors junior staff, providing guidance and expertise to foster a skilled maintenance team. Ultimately, this position contributes significantly to the operational efficiency and value preservation of the managed properties. Minimum Qualifications: High school diploma or equivalent. Minimum of 5 years of experience in maintenance or a related technical field, preferably within property management. Proficient knowledge of electrical, plumbing, HVAC, and general building maintenance systems. Ability to read and interpret technical manuals, blueprints, and safety regulations. Valid driver’s license and reliable transportation. Preferred Qualifications: Technical certification or vocational training in HVAC, electrical, plumbing, or related trades. Experience with computerized maintenance management systems (CMMS). EPA certification for handling refrigerants. Previous supervisory or team lead experience. Familiarity with local building codes and safety regulations. Responsibilities: Perform comprehensive maintenance and repair tasks including electrical, plumbing, HVAC, carpentry, and general building systems. Conduct regular property inspections to identify maintenance needs and ensure compliance with safety and building codes. Respond promptly to tenant maintenance requests and emergencies, providing timely and effective solutions. Coordinate and supervise external contractors and vendors to complete specialized repairs or projects. Maintain accurate records of maintenance activities, work orders, and inventory of supplies and equipment. Train and mentor junior maintenance staff to develop their technical skills and ensure quality workmanship. Assist in developing and implementing preventive maintenance programs to extend the life of property assets.
