Customer Service: · Accurately record and follow-up on all prospects that acquire about the property. · Handles all walk-ins, telephone inquiries, on-line leads and other potential sales opportunities; maintains traffic reports; conducts call-backs within 72 hours. Greets prospective residents and show units (when necessary). · Complete and/or oversee lease renewals; follows-up on all aspects of the lease renewal process as well as lease signing. · Handles all resident related issues to RPM; serves 3-day notices to perform when necessary; keeps accurate records of all resident correspondences and reports resident related issues to Director of Property Management. Rent Collection/Banking: · Manages rent collection process, achieving to collect all rent. · Prepares and serves rent delinquency notices: 3-day notice by the 6th of each month, friendly reminders for small balances as necessary, and 24-hour impending legal action notices on the 8th of the month; report delinquent residents to Director of Property Management. Must understand basic addition, subtraction and division. · Collects deposit for units and rent from current residents; posts collected rent and other payments on a daily basis. Enters all delinquency notes as needed. May occasionally need to take deposits into the bank. Must possess a valid driver’s license. General: · Directs the daily operations and employees of the property and office; ensures adherence to company policies and procedures to maintain an orderly, positive and productive workplace. · Markets the property internally, making residents aware of referral and other programs; places weekly residents calls. · Builds and maintains positive relationships with residents, vendors and staff. · Participates and oversees marketing efforts; monitors staff traffic reports, use of guest cards and call backs; keeps records of monthly advertising; completes comparison grids quarterly. · Inspects property, including signage and curb appeal, daily; reports any deficiencies to Property Manager. · Review employee timecards accurately, meets required deadlines for processing. Makes necessary edits accurately. Has a good understanding of current Owners policies in regard to payroll/timekeeping. · Maintain occupancy of property; moves residents in within 15 days of unit being vacated; reviews and approves rental application; signs move-in paperwork. · Performs and/or oversees move in /move out process; ensures turnover are scheduled for completion within 3-5 days. · Oversees the completion of maintenance requests with 24-hour; ensure the residents are contacted if there is a delay. · Oversees the timely completion of preventative maintenance program. · Completes daily, weekly and monthly reports as directed by RPM and other appropriate personnel in the corporate office. · Maintains and updates all web-sites with the most current information. · Walk the property and all vacant units daily; ensures market path is clean. Ensures leasing office is clean and orderly; replenishes snacks as needed. Ensures model apartment and/or all target units are open, spruced and ready for tours. · Ensures all model and/or target units are closed with the light’s AC/heater off at the end of every day. · Acts as a team member with all associates of WEI · Complies with all policies and procedures as outlined in the Employee Handbook.
