Job Description Facilities Maintenance Technician Job DescriptionJob Title: Facilities Maintenance TechnicianReports to: Safety and Facilities ManagerDepartment: MaintenanceFLSA Status: Non-ExemptHourly rate: $25.00-$30.00 per hourBenefits: Medical, Dental, Vision, 401k, PTO and Sick TimeSupervisory Responsibility: NonePosition Summary:Prepares a systematic approach to the cleaning, repair and maintenance of the building, grounds, equipment, and related facilities. Performs minor carpentry, electrical, heating, ventilation, air conditioning, painting, cleaning, and plumbing work. Initiates and oversees the maintenance and repair of mechanical equipment and communicates all needs necessary to complete repair tasks. Performs general cleaning and minor maintenance duties in maintaining facilities, adjacent walkways, and grounds. Assures that all equipment remains clean, safe, orderly, and functional.Essential Functions:Complete and manage the work and repair order process and functions in a timely fashion, including estimating time and extent of repairsPerform routine preventive maintenance and manage maintenance schedulesMaintain tools, organize workspace materials and supply inventoryWork with other teammates and outside contractors on projects as neededReceives and performs verbal or written directives from Safety and Facilities Manager or Executive Team and reports all work anticipated and accomplished to immediate supervisor.Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations and communicates all general maintenance needs in each department or facility as necessary.Communicate with facilities management about any work that requires outside, expertassistance.Takes initiative and anticipates problems before they occur by performing preventative maintenance and repair work on equipment.Performs work according to standard procedure and by building's operational schedule and follows all applicable safety rules and procedures.Performs painting, carpentry, electrical and masonry work.Performs electrical maintenance to include but not be limited to replacement or repair of fixtures including:Wall switches and outletsIncandescent and fluorescent bulbs and tubesBallast, sockets, fuses, minor appliances, cordsUsing appropriate hand, power, and specialty toolsPerforms plumbing maintenance including:Replacement or repair of leaks in drains and faucetsUnclogging of drainsTrenching and laying new linesReplacing drain hoses on washers and similar devicesPrepares surfaces to paint various structures and is comfortable working with varied painting equipment and related tools including sprayers, rollers, brushes, thinners to apply paints, stains or sealants to walls, refrigerators, evaporative coolers, floors, roofs, doors, restroom facilities.May also perform duties such as hanging drywall, doors, fitting locks, and handles.Performs general housekeeping of specified areas to include but not limited to hallways, restrooms, lobbies, lounges, stairways, common areas, walkways, break rooms, kitchen areas, office space and other work areas.Additional Functions:Other duties as assigned or needed.Flexible availability with the ability to be on-call as needed.Critital thinking skills to find relevant information on machineary and their specificationsJob Specifications:Knowledge of the policies, procedures and goals of FM Labs and affiliates.Professional representation of FM Labs at all times.Ability to meet or exceed the company’s attendance and punctuality standards.Ability to work with minimal supervision and follow directions as given.Basic knowledge and understanding of electrical, plumbing and mechanical funtionality.Must have power tools experience.Ability to listen well and communicate effectively verbally and in writing with various audiences.Ability to use initiative and independent judgment appropriately.Skill in analyzing problems, identifying alternative solutions, projecting consequences of proposed actions, and implementing recommendations in support of company philosophies and goalsGeneral understanding of applicable federal, state and local laws and regulations as they pertain to the industry, safety regulations, regulations, directives and standard operating procedures.Must have strong communication skills with the ability to express ideas clearly and concisely in written and verbal formats.Additional Requirements:Must pass any and all required background checksMust have flexible availability.Must be and remain compliant with any and all legal, regulatory or company-mandated requirements for working in the industryMust have basic computer skills to learn maintenance softwareMinimum Education and Experience:High school diploma or equivalent, some trade school preferred.1-3 years of previous maintenance, construction, and mechanical experienceExperience with HVAC systems, refrigeration systems, laboratory ventilation systems, or industrial cooling equipment is strongly preferred.Familiarity with maintenance tools, equipment, schedules and tasksEquivalent combinations of education and experience may be consideredWorking Conditions:While performing the duties of this job, the employee is regularly required to perform grasping, talking, hearing, seeing and repetitive motions, as well as stooping, squatting, crawling, lifting and carrying tools/equipment.PHYSICAL DEMANDS: Must be able to lift, carry and balance up to 75 pounds (150 pounds with assistance)Must be able to stand for long periods of time, up to 8 hoursMust be able to adapt to changing temperatures and indoor/outdoor environmentsMust be able to work in a fast paced and rapidly
