For more information, visit www.pepboys.com.Position SummaryThe Construction Manager is responsible for ensuring completion of projects in accordance with contracts, plans, standards, specifications, and scope of work. This position will ensure quality construction is obtained on all projects. The Construction Manager will manage assigned remodel and ground up projects nationally from beginning to end including, but not limited to, establishing project budgets, attending onsite meetings, preparing bids, and closing out projects within an approved budget and timeline. Position requires heavy travel at times up to 75%.Duties And ResponsibilitiesCoordinate with business leaders on topics related to building/location leases, licenses, and upkeepProvide assistance and technical guidance to the Real Estate, Legal and Architecture departments for new projectsAttend zoning hearings and Planning Board meetings as requiredDevelop site-specific scopes of work, budgets and cost estimatesPerform detailed building surveysReview design consultant's drawings and contract documents to ensure compliance with company requirements as well as landlord or developer guidelines outlined in the lease agreementResearch, interview, pre-qualify and recommend contractors for selected projectsMonitor contractor performance, quality and adherence to the contract requirementsCoordinate and conduct the pre-bid meeting during the bid process with general contractors and design consultant. Review the bids and clarify costs and scope of work with general contractor. Prepare project cost analysis and present bids for approval.Prepare construction contract for review and approval by LegalCoordinate with the purchasing department and contractor for delivery and installation of all owner supplied itemsObtain bonds and letters of credit necessary to release permits and certificates of occupancyApply for all required utilities and coordinate scheduling of installation by utility companies. Monitor permit and utility connection status on all projects.Ensure contractor adheres to the contract documents. Review project files during and after construction for compliance with project requirements.Review and approve/deny contractor's request for payment application based on the progress and quality of the work completedReview and approve/deny contractor change order requestsPerform punch list review and ensure completion of items identified on the scheduled dateEnsure contractor provides warranties, guarantees, equipment and maintenance manuals, as-built drawings, lien waivers, punch list sign-offs and related documents in accordance with contractual documentsAssist Facilities with major projects and roll outsOther duties as assignedKnowledge, Skills, And AbilitiesBachelor's degree in Construction Management or related field is required2-5 years of experience in retail construction Broad knowledge of building store fixtures, utilizing product placement guides, floor plans, store systems and all other aspects of interior store set-up is requiredProficiency with Microsoft Word and Excel is requiredStrong verbal and written communication skillsStrong analytical skillsAbility to travel up to 75% is requiredPhysical Demands/Work EnvironmentThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
