Pre-Construction Manager
We are seeking an experienced Pre-Construction Manager to lead estimating, budgeting, planning, and preconstruction efforts for commercial construction projects throughout the Kansas City metro area. This position will oversee projects from initial pursuit through preconstruction and ensure a smooth transition to the operations team.ResponsibilitiesLead preconstruction efforts from project pursuit through turnover to operationsPrepare conceptual estimates, detailed budgets, cost analyses, and project pricingReview drawings, specifications, and contract documents to identify scope requirements and potential gapsCoordinate with owners, architects, engineers, subcontractors, vendors, and internal teamsManage preconstruction efforts across design-build, CMAR, negotiated, select bid, and hard bid projectsConduct constructability reviews and identify value engineering opportunitiesDevelop bid packages, solicit subcontractor and vendor proposals, and analyze pricingIdentify cost risks, scope gaps, scheduling issues, and constructability challenges early in the processAssist with procurement planning, project phasing, scheduling, and site logisticsWork closely with project management and field teams to ensure a successful transition into constructionBuild and maintain strong relationships with clients, design professionals, subcontractors, and vendorsHelp improve preconstruction processes, estimating procedures, and best practicesRequirements5+ years of preconstruction experience required10+ years of commercial construction experience preferredStrong commercial estimating, budgeting, cost planning, and pricing experienceExperience with multiple delivery methods, including design-build, CMAR, negotiated, select bid, and hard bidAbility to read and interpret construction drawings, specifications, and contract documentsExperience developing bid packages and evaluating subcontractor and vendor proposalsStrong knowledge of constructability, value engineering, procurement, and project planningExcellent communication, organization, and relationship-management skillsAbility to manage multiple projects, priorities, and deadlinesMust be located in or able to reliably commute to Lenexa, KS / the Kansas City metro areaBenefitsCompetitive compensation based on experienceLong-term career growth with a stable and growing organizationCollaborative, team-oriented work environmentDiverse portfolio of commercial construction projectsDirect access to company leadership and key decision-makersStrong pipeline of upcoming projectsOpportunity to have a direct impact on project planning, estimating, and overall project success
