This role is responsible for overseeing and actively participating in day-to-day maintenance operations for both commercial and residential properties. The Maintenance Supervisor works closely alongside maintenance technicians, ensures work orders are completed efficiently and to standard, and coordinates with vendors to maintain properties in safe, functional condition. The ideal candidate is organized, technically skilled, and effective at vendor negotiation and team leadership.ResponsibilitiesSupervise and work alongside maintenance technicians on daily maintenance and repair tasksOversee and manage commercial and residential maintenance work orders from start to completionAssign, prioritize, and track work orders to ensure timely and cost-effective completionPerform hands-on maintenance and repairs as neededCoordinate, schedule, and negotiate with external vendors and contractorsObtain quotes, approve invoices, and monitor vendor performanceEnsure all maintenance work complies with safety regulations and building codesConduct routine property inspections and identify preventative maintenance needsMaintain accurate records, schedules, and maintenance documentationMonitor maintenance budgets and control costsCommunicate status updates and issues to managementIdentify potential issues and proactively implement solutionsQualificationsPrevious experience as a Maintenance Supervisor or in a similar maintenance leadership roleStrong knowledge of building systems, maintenance methods, and general repairsExperience with both commercial and residential properties preferredProven ability to supervise staff while maintaining a hands-on work approachStrong organizational, time management, and problem-solving skillsExperience negotiating with vendors and managing service contractsProficient in work order systems, Microsoft Excel, and basic maintenance softwareAbility to prioritize tasks and manage multiple work orders simultaneously
