Find out how much our employees LOVE THEIR JOBPosition: Lead Maintenance Reports to: Community ManagerAs the Lead Maintenance, you'll be the heart of the community's upkeep. You'll keep our property safe, beautiful, and running smoothly so residents can feel right at home. This isn't just fixing things-it's about creating a safe and welcoming place to live.Your Mission:Maintain the physical integrity of the community at all timesAnticipate, identify, and resolve problems before they become issuesEnsure residents are satisfied and owners' investments are protectedWhat You'll Do:Lead the maintenance team and oversee daily repairs & service requestsRespond to and resolve resident work orders-most within 24 hoursEnsure emergency maintenance coverage 24/7 (rotating on-call)Conduct preventative maintenance and safety inspections regularlyTrain and mentor the maintenance team-instilling a "safety-first" cultureHandle repairs in: HVAC, plumbing, electrical, appliances, roofing, flooring, pools, doors/windows, locks, irrigation, lighting, and moreManage inventory, order supplies, and track maintenance recordsEnsure all safety, EPA, OSHA, Fair Housing, and company policies are followedPitch in with grounds-keeping, make-readies, and general upkeepWhat We're Looking ForRequirements: At least 3 years' property maintenance experience (or similar trade background)EPA certification(required)Chiller/Boiler experience (required)CPO Certification or proven pool maintenance experience (required)On call rotation requiredReliable transportation & valid driver's licenseStrong problem-solving, leadership, and communication skillsAbility to work weekends and rotating on-call schedulePhysical ability to lift/move heavy equipment and perform hands-on repairsTools & Equipment You'll UseFrom power tools and hand tools to pumps, compressors, ladders, gauges, and safety gear-you'll be hands-on with everything it takes to keep a property running in top shape.Physical RequirementsThis role is active! You'll be on your feet, climbing, lifting, fixing, and solving problems daily.
