Property Manager

Job Description Prodigy Properties is currently seeking a Property Manager. This position will be responsible for the direct management oversight of a variety of property asset classes including commercial, retail, multifamily and residential. This role will be primarily responsible for managing properties that are banked owned or in receivership. Responsibilities Oversee, maintain, and inspect all designated buildings and properties Coordinate ongoing maintenance and inspections Respond to and follow up on emergency calls to ensure issues are corrected Responsible for rental agreements, collecting deposits and rents, enforcing terms of rental agreement Complete necessary paperwork for various housing assistance programs including Metro Housing agencies, SSI Payors, etc. Address tenant complaints, violations, and problems Oversee eviction process, as necessary Prepare the annual budget and report on financial performance regularly Monitor key lease dates and provide reports of vacancies, tenant information, and physical condition of property Manage on-site staff, vendor and contractor relationships Prepare CAM reconciliations Establish and maintain relationships with tenants Prepare purchase orders and approve invoices Maintain COIs on all tenants and contractors Contractor coordination Advertise and market vacant spaces to attract tenants, as needed Conducts move-out reconciliation; checks for damages; determines what portion of the security deposit will be returned to the tenant in accordance with state laws Communicate all problems and make recommendations to management Responsible for data entry into property management software Qualifications Highly proficient in Microsoft Office Strong interpersonal skills Proven ability to comply with operational policies and procedures, codes, and regulations Exceptional organizational, problem-solving, and interpersonal skills Strong relationship management, negotiation, conflict resolution and problem-solving skills Experience with Rent Manager, Yardi, and/or Entrata preferred Working knowledge of affordable housing laws and anti-discrimination legislation preferred Experience in real estate, management, leasing, multi-family/single family/scattered site housing, sales, hospitality, or retail, preferred CPM, RPA, or RAM designation preferred Requirements 2-4 years of directly related experience in an operational or related role Bachelor's degree in Real Estate, Finance, Business Management or a related field (or equivalent experience) preferred Required to drive personal vehicle on company business Required to physically tour and evaluate vacant and/or occupied properties Occasional same day travel may be required We offer competitive wages, paid holidays, paid time off, and benefits package.
