Commercial Building Engineer

Job Description Perform property-specific duties as assigned. These may vary from property-to-property and from incumbent-to-incumbent. Typical of these duties are: * Responsible for the completion of all maintenance service requests as assigned. * Work within expense limits established. * Ability to coordinate vendors to accomplish small repairs while working alone. * Coordinate special projects as directed by the Property Manager. * Monitor and maintain all building and marina systems as assigned. * Complete grounds work as directed by Property Manager which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas. * Responsible for alerting the Property Manager of any unusual occurrence and/or damage that have taken place or that may occur. * Complete payroll time sheets and mileage reimbursement and submit to supervisor as determined * Maintain a professional courteous manner with all tenants, vendors, contractors, and fellow employees. * Assure safety standards are used which comply with all company, local, City, State and Federal guidelines. * When "on call," employee must carry phone and be prepared to work and service requests, including emergencies while on call, will be on call rotation with one or more others, required to learn and cover other properties accordingly. * The above position summary is simply a guideline designed to present an overview of job duties and is not intended to be a comprehensive list of responsibilities and requirements. Knowledge, Skills, and Abilities Required: * Valid DL, satisfactory driving record, functioning vehicle meeting state of TX requirements, and proof of insurance * Basic MS Office Outlook skills required. * Available for "on call" rotation with other team members. * Be able and willing to, climb ladders, crawl in confined spaces and work in outdoor climate on a year-round basis * This job requires exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly. * Must be able to lift, bend, stoop, climb, crawl, walk, hang, push, pull, carry, kneel, drag, reach, and maintain compacted/extended body positions for brief periods of time. * Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus. * Boating experience in and around boats is desirable * Control traffic in marina area and assist customers with docking boats * Always operate with an emphasis on guest hospitality Company Description B3 Commercial Management seeks team members with a passion for customer service and willingness to work hard.
