For more information, visit www.portmanholdings.com SUMMARY: The Executive Vice President - Capital Markets is responsible for raising capital for high quality, discrete real estate projects for high-quality commercial and residential real estate investments across the United States. This person will also seek to source new programmatic equity relationships for the various vertical development teams at Portman (multifamily, hospitality, etc.). This person will fundraise for real estate deals and ensure that we successfully close transactions in a timely manner. This is a senior level position with at least 10 years of experience in real estate and capital markets. ESSENTIAL DUTIES AND RESPONSIBILITIES: Maintain and nurture relationships with existing key lenders and their respective representatives Develop and grow new banking relationships to expand Portman’s debt capital markets network Consider, source and evolve best practices/structures for Portman to raise fresh capital (lines of credit, investment management, funds, etc.) Work closing with the Portman Holdings, Portman Industrial and Portman Residential development teams throughout the pre-development and development process in relation to capital needs and anticipating such needs. Review underwriting for all deals and work from the development teams to ensure underwriting assumptions are realistic and achievable Determine optimum strategy around guarantees, net worth, and liquidity. Develop and maintain a strong understanding of various project dynamics, underwriting, schedules Manage Portman’s capital intermediary relationships and the process for each capital raised (Offering Memorandum, equity and debt call lists, negotiations, etc.) Review Term Sheets and all key loan documents Manage and drive closing calls for all deal closings Responsible for monitoring and initiating refinance undertakings, review and execution of said re-financings and recapitalizations Review Joint Venture Agreements and all associated documents with Limited Partner investors Review Joint Venture Agreements and all associated documents with Co-General Partner investors Monitor and maintain a lender real estate schedule for existing developments, their ongoing high-level performance, and any associated guarantees Review with accounting all investor reporting and communicate with investors and lenders, where necessary Organize and develop a better system through new software for Portman’s investor and lender relationships Travel both domestically and abroad, if necessary, to market Portman to the capital markets Other duties as assigned Portman is deeply committed to building a workplace and global community where inclusion is not only valued but prioritized.
