This role ensures all communities meet regulatory compliance standards, maintain high-quality physical conditions, and operate efficiently. The Facilities Manager leads key functional teams and collaborates cross-functionally to support occupancy goals, resident satisfaction, and asset preservation.Duties & ResponsibilitiesOversee operations of maintenance, inspections, and make-ready functions across all propertiesEnsure compliance with all applicable housing regulations, including LIHTC and HUD standardsLead and develop team leaders to achieve operational excellence and consistencyMonitor property conditions and implement preventive maintenance strategiesEnsure readiness and compliance for inspections, including NSPIRE protocolsPartner with Property Management to support leasing, occupancy, and resident retention goalsAnalyze operational and financial data to drive efficiency and cost controlOversee vendor relationships and contract performanceSupport budgeting, forecasting, and expense management related to facilities operationsMaintain accurate reporting through property management systems, including OneSiteKey Performance MeasurementsInspection Compliance & Readiness: Achieve and maintain passing scores on all NSPIRE inspections with minimal deficiencies and timely correction of findingsUnit Turnaround Efficiency: Ensure average make-ready completion meets established timelines, while maintaining quality standardsWork Order Completion: Maintain 95% on-time completion rate for work orders, with high resident satisfaction scoresPreventive Maintenance Execution: Complete 100% of scheduled preventive maintenance tasks within designated timeframesBudget Management: Operate within approved maintenance and capital expenditure budgets, minimizing varianceTeam Performance & Retention: Maintain low turnover within maintenance-related teams and ensure ongoing training and development completionPhysical Activities & RequirementsAbility to sit, stand, walk, bend, stoop, climb ladders, and perform physical tasks for extended periods as needed.Ability to lift, carry, push, or pull up to 50 lbs. safely.Ability to perform tasks both indoors and outdoors in various weather conditions.Basic janitorial and manual labor tasks, including cleaning, snow removal, and minor repairs.Good vision and hearing to perform inspections, operate equipment, and communicate effectively.Must possess a valid driver's license and maintain a clean driving record.Ability to respond to after-hours calls and participate in on-call rotation as required.QualificationsMinimum 5 years of experience in multi-family property management and/or maintenance operationsExperience using OneSite property management software (1+ year required)LIHTC leasing knowledgeCollege degree in a related fieldBilingual – English & Spanish (required)Proficiency in Microsoft Office Suite, Teams, and SharePointCertified Facility Manager (CFM) designation (preferred)HUD leasing knowledge (preferred)Accounting or financial management background (preferred)J-18808-Ljbffr
