Reporting to the Director, Facilities & Exhibition, this individual will direct maintenance crews to maintain and improve a safe and engaging exhibition and facility. This entails but not limited to, daily and weekly infrastructure rounds, cleaning schedules, as well as determining and scheduling preventative maintenance, Fire Life Safety inspections , renovation projects, and safety inspections. Additionally, the Facilities Manager is in charge of a budget and must negotiate with outside vendors, contractors and artists. Ideal candidates have great communication skills, some familiarity working with building systems (HVAC, plumbing, electrical) and construction as well as an interest in immersive artwork.How You Will Do It…Develop and maintain vendor relationships with subcontracted trades and artistsWorking knowledge of Building Management System software. (Delta, Trace Synchrony, etc.)Manages utility accounts utilizing commissioning agents, HVAC/BMS vendor,and local utility representatives by ensuring efficient use of Building Management System (BMS) including but not limited to heating and cooling schedules, water usage, electrical, etc. Manage records of warranties and preventative maintenance schedulesAssists management team in identifying, coordinating and overseeing site renovation needsContract and manage Meow Wolf building services such as utilities, shredding services, waste management, elevator maintenance, Fire Alarm Monitoring Systems, etc.Coordinate with landlord’s building maintenance scope of work including landscaping, snow removal, parking lot maintenanceCoordinate maintenance of all building systems including HVAC, Plumbing, Fire Suppression, Fire Safety, First Aid, AED, Electrical, etc.Execute equipment audits and record-taking policiesPartner with the Director of Facilities and Exhibition in City Requirements and documentation for audits, water consumption, backflow testing, power consumption, trash and recycling, etc. Partner with Social Impact team to improve building’s recycling and environmental impact and reportingManage labor, productivity, quality control and safety measures set for the Facilities/ General Maintenance/ Cleaning CrewInitiate, encourage, and maintain internal and cross-departmental communicationHire and train staff to provide a memorable and uniquely Meow Wolf level of service to guestsModel and ensure compliance with all safety and security protocolsCollaborate with other team members to create and maintain a pleasant environment for guestsReasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.To be successful in this role…Communicate with others to exchange informationEffectively delegate responsibilities and maximize resourcesStrong understanding of business management and accounting principlesDevelop, follow and enforce safety rulesMaintain composure in stressful situationsAdaptable to changes in a fast-paced work environmentMinimum 5 years management experience in facility engineering/entertainment/ hospitality/ operations environmentMinimum 5 years management in EVS/ Janitorial servicesProven work experience as a Facilities Manager or similar roleStrong mechanical aptitudeAbility to work a flexible schedule including weekdays, weekends, evenings, and holidays including on-call.It would be nice to have…Prior work experience in a retail, museum, park, recreation facility, or other public spaceAdult + Child + Infant CPR, AED, and First Aid certificationPrior experience with visual merchandisingAn interest in the artsBilingual, especially but not limited to English and SpanishEmbrace and exemplify Meow Wolf CultureBe enthusiastic about work and creating a transcendental guest experienceListen and communicate with compassion and positivityDemonstrate flexibility and a receptiveness to changeWilling to work outside comfort zone to assist guests or fellow team membersMaintain professional courtesy and behavior at all timesBe a “People Person” - friendly, understanding, compassionate, positiveWilling to work outside comfort zone to assist guests or fellow team members Maintain professional courtesy and behavior at all timesTo succeed in this role, the individual must be able to perform each essential duty satisfactorily. The qualifications listed above outline the minimum requirements for this role.Work EnvironmentThis position works primarily in an indoor setting with exposure to noisy environments, dim lighting, strong visual effects including strobing lights, special effects, fog machines and small and/or enclosed spaces.Physical DemandsMoving in different positions to accomplish tasks in various environments including tight and confined spacesRemaining in a stationary position for prolonged periodsRepeating motions that may include the wrists, hands and/or fingersPositioning or moving objects up to 50 poundsWork ScheduleThis is a full-time position, working a minimum of 40 hours a week. It requires a flexible schedule to accommodate times the exhibit is closed to the public.
