Van Rooy Properties is looking for a candidate to fill the role of Leasing Consultant at a busy, fast-paced Section 42 - LIHTC community. Qualifications and responsibilities include but are not limited to the following:
QUALIFICATIONS
A Leasing Agent must possess the following essential requirements:
Proficient skills in both phone and in-person sales
Sales or customer service experience
Good human relations skills and the ability to work well with others
Excellent oral and written communication skills
Warm, engaging, inviting personality
Friendly, energetic, with great people skills
Easily connect with a variety of people
Self-motivated and hard-working
High-energy and commitment to high performance in a busy, multi-task work environment
High school diploma or equivalent
Proficiency with PC systems and Microsoft Office software
Ability to display professional behavior
Valid driver’s license and reliable transportation suitable showing apartments
JOB DESCRIPTION
The Leasing Agent is responsible for leasing apartments at the highest effective rent possible while maintaining a strong customer service/satisfaction philosophy
RESPONSIBILITIES
Lease apartments through telephone sales and apartment tours with prospective residents.
Be first point of contact for property, answer all calls, check and respond to all voicemails and email leads
Follow up with all prospective tenants via phone, email and mail
Tour prospective residents through community and apartments
Maintain a working knowledge of all Section 8 & 42 policies and practices
Respond to resident requests promptly and courteously and resolve resident issues in a manner beneficial to the tenant and the Company
Assist in providing and maintaining excellent curb appeal
Manage lease negotiations, assist with resident retention and manage the renewal process.
Continually work to maintain high occupancy goals
Deliver written communication door to door
Maintain a working knowledge of company and community policies and be able to explain them to residents and potential residents
Have a comprehensive working knowledge of all lease related documents and be able to accurately complete the documents in a timely manner
Continually be aware of competitive communities’ rent levels and amenities as well as area facts and statistics
Maintain a courteous and helpful attitude to residents and potential residents
Qualify potential residents and work to place them in housing that best fits their needs, desires and/or restrictions
Ensure that move-ins have been coordinated with the Property Manager, that units are inspected and made ready prior to move-in
Assist the tenant with the move-in process by providing access and verifying satisfaction on the date of move in
Follow up with all new residents with thank you notes and phone calls as appropriate
Accurately track and report traffic on a daily basis
Complete and submit all weekly reports in a timely manner to the Property Manager
Assist with office organization by filing and maintaining organized resident files
Maintain a working knowledge of all fair housing laws, its policies and practices and be fair and consistent in upholding these and all company policies
Other duties as assigned.
Base Pay plus commissions on new move-ins
